Oakhurst - Decatur Real Estate
Formerly one of Decatur's best-kept secrets, Oakhurst's active neighborhood association now brings in thousands of people each year for the many festivals and events, such as the Jazz Nights at Scottish Rite, the Wine Tasting Festival, and the annual Oakhurst Arts Festival.
The hub of Oakhurst is called "Oakhurst Village," which showcases some of the finest in local restaurants and shops in Intown Atlanta, such as the Universal Joint (U-Joint), The Matador, Mojo Pizza and the new Kavarna coffee & wine bar. Other amenities that simply add to the "neighborhood" package include the Oakhurst Dog Park, McKoy park, Oakhurst Community Garden, as well as the historic Scottish Rite Hospital which is now home to The Seen Art Gallery, Palate Wine & Desert Bar, and a new fitness center (coming soon).
OAKHURST HOMES FOR SALE
The home styles range from Craftsman bungalows to the "four-square" homes of the early 1900s, many designed by Lila Ross Wilburn, an architect and graduate of Agnes Scott College. If you are looking for a solid real estate investment, Oakhurst should be at the top of your list. Property values are always on the rise, as people gravitate to the small-town atmosphere, parks, restaurants, and some of the finest elementary schools you'll find in Metro Atlanta.

You hear the horror stories on the evening news. What is really happening in your neighborhood? First of all, the Oakhurst market data for 2007 was VERY promising. Homes on average were only on the market for 69 days, up just slightly from 59 days in 2006.
Oakhurst home values -- comparing 2006 vs 2007
Average Sale Price in 2006 = $313,096
Average Sale Price in 2007 = $376,777 (up 17%)
The 17% increase is partially due to the new construction homes in Oakhurst, which command a price of $550,000 to $900,000. To give you a better picture, let's compare the sales of the typical 3 bedroom / 2 bath home:
Average Sale Price of a 3 bed / 2 bath in 2006 = $302,994
Average Sale Price of a 3 bed / 2 bath in 2007 = $345,478 (up 12.2%)
In 2008, Oakhurst is also off to a great start:
# of Homes on the Market = 55 (range in price $180k - $789K)
# of Homes Under Contract = 9
# of Homes Sold = 4 (average price of $318,250)

REALTOR, Keller Williams
I work with many clients each year who want to move to the Atlanta Intown area, but are completely overwhelmed by dozens of unique neighborhoods -- from Buckhead to Decatur to East Atlanta.
To simplify the home -- and neighborhood -- search process, I offer new clients the "Official Intown Atlanta Tour of Homes". Over the course of a few hours, potential home buyers have the opportunity to discover first hand the exciting intown living experience.
Depending on the needs of the home buyer, the tour can be custom-tailored. A few examples include:
My goal is to help Buyers gain insights that would require days of self-exploration in driving around on their own. They also have the opportunity to ask questions, take pictures, view custom neighborhood maps (provided) and just get a "feel" for each of the unique and diverse neighborhoods.
I have to say it... the Tour is pretty GROOVY!
If you would like to schedule your own personal tour, please call Kerry Lucasse at 404.432.1844 or visit www.ATLhomesearch.com and select "Contact Me".
All the best,
Kerry Lucasse

This is my favorite Oakhurst - Decatur event of the year. All of the local Oakhust businesses usually participate, so it is always an adventure to sip some wine at the auto repair center... or the laudromat! The FUR BUS is also available to take you to the shops on College Ave.
The event does sell out each year, so be sure to buy your tickets ahead of time. Here are all the details from the Oakhurst web site...
"On February 23 from 4 pm to 7 pm, sample wines from around the world as selected by two local Oakhurst residents. Attendees will visit all participating local Oakhurst businesses each featuring a different wine selection to taste.
Tickets will go on-sale on Saturday, January 26th at local Oakhurst businesses for a cost of $20 per ticket. Business locations pre-selling tickets include:
* Steinbeck's
* Universal Joint (U-Joint)
* Kavarna Café
* Tajma-Hound
Tickets will be available at the door the day of the event for a cost of $25 per tickets. Cash Only.
The Wine Crawl is one of numerous events the Oakhurst Neighbor Association and the business of Oakhurst partner together on to enhance our community. Proceeds from the event will used to support volunteer efforts in the community including MLK Volunteer Day, needs for senior citizens and materials for our local schools."
If you are considering a move to Oakhurst, this is a FANTASTIC way to get a true feel for the neighborhood, the local businesses and of course, the local residents.

Atlanta's next hot neighborhood - Kirkwood - is growing by leaps and bounds!
It is a fantastic place to find a beautiful home, especially for 1st and 2nd time home buyers.
My Kirkwood DEAL OF THE WEEK is a 3 bedroom / 2.5 bath NEW Charleston-style home in Kirkwood - Atlanta. This home features an open floor, stunning gourmet kitchen, an enormous master suite, 2-car garage with finished 1 bedroom / 1 bath upstairs, coffered ceilings & bookcases in living room, three porches (including one off the master suite. I deem this the "Deal of the Week" for several reasons - walking distance to the Kirkwood Village, quiet street with lots of other remodeled homes, the 2-car garage, the separate sunroom / office space off kitchen and of course, THE PRICE... it was just reduced to $404,900.
