Best Intown Atlanta Neighborhood under $350K

Kirkwood Atlanta real estateWhen I work with first-time home buyers, they always ask "Which Intown Atlanta neighborhood do you recommend?" My answer was always OAKHURST, as that is where I bought my first home five years ago. It was definitely a good move that the time -- home values in Oakhurst have skyrocketed over the last five years. So much so, that it is sometimes a challege for first-time home buyers to find a renovated home under $350,000. Not impossible, just a challenge!

So now, my new recommendation for first-timers is just a mile or so down the street, in KIRKWOOD. You can almost always find an updated or fully renovated 3 bedroom / 2 bath bungalow for under $350,000. The home values in Kirkwood are very stable, the neighborhood is working on its 'charm factor' and lots of new businesses are moving into the Kirkwood Village area, including Fuel Pizza, Vinocity, and Mission Motif. I'm so pleased with the progress in Kirkwood, that I am now moving there myself!kirkwood atlanta real estate

Grant Park Real Estate - Atlanta, GA

Purchasing a home in Grant ParkGrant park Atlanta homes

When I work with first-time home buyers or clients relocating to "intown' Atlanta, it seems that the first neighborhood they want to see is Grant Park.

WHY? As one of Atlanta's oldest neighborhoods, Grant Park is known for its history, its family-like environment and simple living attitude. Grant Park has its own neighborhood associations, which strives to, promote and strengthen the neighborhood... they also hold several fantastic annual events throughout the year. Of course, there is the beautiful Grant Park, Zoo Atlanta and some absolutely STUNNING Victorian-era homes.

SO WHY DO ONLY A FRACTION OF MY CLIENTS PURCHASE A HOME IN GRANT PARK? I've given this quite a bit of thought and would narrow it down to three key reasons:

1) Lot size - buyers are always suprised at the smaller yards (or sometimes no back yard at all)

2) Parking - many of the homes don't have a driveway or you have park in the alley behind the home

3) Price / condition of homes - In order to get a semi-updated 3 bedroom home in the 30312 zip code, you need to be prepared to spend no less than $325,000. ** There are exceptions, of course!

For those of you who are considering purchasing a home in Grant Park, please keep this in mind.

I do think that this is a FANTASTIC place to live and Grant Park real estate is one of the most desirable neighborhoods in terms of investment and livability in the Atlanta area.... and the home values are still STRONG even in a crazy market! Just begin your search with your eyes open... I don't want anyone to be disappointed!

Arizona Lofts. Hip, modern... and dog friendly!

Arizona Lofts AtlantaAtlanta Homes, Condos & Lofts for Sale

Located just off of Dekalb Avenue, near Candler Park, Inman Park, Little Five Points (L5P) and the Edgewood Shopping District, Arizona Lofts has a fantastic community feel in an urban setting. Each loft is UNIQUE, unlike many others around the city with that "cookie-cutter" feel.

The development also features a salt water pool, which is great, but the developers went one step further and created a doggie cabana adjacent to the pool so that your pup can play while you take a dip in the pool. Everyone is happy.

If you are considering purchasing a loft, I would add this to the top of your list! Also, stay tuned for the second phase of the Arizona Loft Development, "AZ2".

Is staging my home really necessary?

atlanta home stagingIs Staging my home really necessary?

The Atlanta real estate market is still fairly strong, but buyers expectations are on the rise - they expect clean closets, neutral paint colors, and simple furnishings. Many of the sellers I work with ask me this question before we put their home on the market and my advice varies based on the situation. If you can answer "YES" to any of the following questions, you may require some staging assistance.

>> Are you in an area with many similar homes on the market?

>> Is your home vacant?

>> Are your bedrooms smaller than average?

>> Does your home have an awkward or unique floorplan?

The primary reason for staging a home is to make it stand out from the crowd... and of course, sell quickly! If you need assistance with your home, contact me today for a no obligation consultation.
