Multiple offers and MORE multiple offers, oh my!

Multiple offers seems to be the BEST indicator that the market is picking up. With Atlanta first-time home buying your first home in Atlanta GAbuyers coming out of the woodwork to claim their $8000 tax credit, homes that are priced under $325K seem to be selling quickly, often with MULTIPLE OFFERS!

In the last three months, I have been involved in more than a dozen multiple offer situations in the "Intown Atlanta" neighborhoods....including Kirkwood (FOUR different homes!), East Atlanta (two different homes), Candler Park, Ormewood Park, Oakhurst (two different homes), Downtown Decatur, and the Oak Grove / Briarlake area.

If you are buying your first home (or even your 2nd or 3rd), it is SO important to have a Buyer's Agent by your side. Not only will they help you negotiate the best price on the home, they know what to do and how to protect your best interests... especially if you get into a mutiple offer situation.

If you find your dream home and think there could be other interested buyers, there are a few things you can do to make YOUR offer more appealing to the sellers:

  • Be flexible with the terms
  • Keep the contingencies to a minimum
  • Allow seller to say in the home for an extra 48 hours or even a week after closing so they can get their affairs in order
  • Avoid "special requests" or keep them to the bare minimum -- you can always negotiate them later in the transaction... once the seller has selected YOUR OFFER!
  • Add a special stipulation that you will not request any repairs that exceed $250 or $1000
  • Add a personal touch and include a letter to the seller with your offer -- sellers often want to know a bit about he buyer and also some reassurance that they are passing their home along to another family who loves it as much as they do
  • And of course, offer them the most you are willing to pay for the home. Put your best foot forward, as you may only have one chance

Calling ALL home buyers in Georgia! The Georgia Homebuyer $1800 Tax Credit was approved

Atlanta Home Search - First Time Home Buyers in Atlanta GA

Governor Sonny Perdue just signed the new Georgia Home Buyer Tax Credit last week, which offers up to $1,800 in tax credits on your Georgia state income tax. This credit is open to ALL home buyers and takes effect immediately for the next SIX MONTHS.

Here's how it works...

  • House Bill 261 (aka HB 261) will give Georgia home buyers a credit of 1.2% of the purchase price of the home or $1,800, whichever is less.
  • Starting with your 2009 Georgia Tax Reurn, you can claim 1/3 of the credit each year for three years(through 2011) and you can carry any unclaimed amount forward to the next year
  • It is only available for SIX MONTHS -- you must purchase your home between June 1, 2009 and Nov 30, 2009.
  • Home must be used as your primary residence
  • ONLY CERTAIN HOMES QUALIFY - the single family home or condo must be:
    1. Home must have been on sale prior to May 11, 2009 and still for sale or
    2. Home must be in default on or before Mar 1, 2009
    3. Home has already foreclosed and is held by a bank or mortgage company

The good news is that Georgia's first time home buyers can 'double-dip' and receive both the Federal Credit of up to $8000 AND the Georgia tax credit of up to $1800. So with historically low interest rates, affordable housing and incentives galore, this honestly couldn't be a better time to purchase your first home!
