How A Destin Condo Short Sale Changed A Life

Every now and then you run across a deal that actually changes someone’s life. Earlier this year I had such a deal. Check this out.

It Starts Like This:

In 2004 our client bought a Gulf Front Condo in the Destin area with the idea that he would be able to quickly resell it for a giant profit. The thinking was, everyone is doing it and getting rich, so why not me too? Like so many other he buys a Gulf Front Condo for $790,000 and puts it on a rental program to get “some income” until the appreciation kicks in. Sound familiar?

Then:

The market turned on a dime in 2005 before he could sell. This bad luck was followed by even more bad luck (oil spill – really, and oil spill?), the economy goes South …. And so on. Sure enough he finds himself way underwater, sinking fast and searching for a way out of the mess.

Then Part Two:

The good stuff starts happening for him. First his friend tells him about how his realtor (Keller Williams Realty’s At The Beach Team) successfully completed two Destin Condo Short Sales for him and that he should talk to us about how to get out of his sinking property.

So we list his property as a Destin Condo Short Sale and sure enough we get it under contract. Then we negotiated with the bank for him to get a deal that made sense for the seller. It was very important to the seller that there would be no Deficiency Notice attached to the Short Sale. He wanted to be free and clear of the property when the sale was over. Sure enough we were able to work it out and the property sold as a Destin Condo Short Sale for $295,000. Saving the seller $495,000!
