Our pending sales are showing an increase over the past few months. Again, we are seeing the pending sales take longer to close. This is due to the strict financing guide lines. So our closed sales are still showing low. But in the next few months we should be seeing an increase in our closed sales to reflex the small upward turn in our South Florida market. Everything is going to take some time to recover but with interest rates at such a low it still is a good time to buy.

Weston Parks and "Who's Welcome"?

If your like me, my dog Cal is like one of the family, he's just one of the kids. So, when going to the park with my kids one afternoon to hit some baseballs it never occurred to me that Cal wasn't welcome. When getting to the park and having the maintenance man approach us to let us know "No Dogs Allowed". We were able to stay with Cal but was told, in a nice way not to bring him back. So I wanted to see which parks in Weston allow dogs and pets and which do not. Here is the information on the Weston Parks and what they offer.

Weston has a total of fourteen parks and recreational facilities through out the city. Each one has it's own unique personality and offers different amenities for the diverse personalities we have in Weston.

Country Isles Park located at 2260 Country Isles Rd. offers trails, playground and shelters. And yes dogs are allowed on a leash.

Eagle Point Park located at 18691 North Lake Blvd. has playground, baseball, basketball hoops, and trails. And yes dogs are allowed on a leash.

Emerald Estates Park located at 16400 Emerald Estates Dr. has BBQ grills, playground, shelters, trails and bike paths. And yes dogs allowed on leash.

Gator Run Park located at 1101 Glades Parkway also offers trails,picnic area, shelters, playground and bike paths. And yes dogs allowed on a leash.

Heron Park located at 2300 Country Isles Rd. has baseball, soccer and football. And yes dogs are allowed on leash.

Indian Trace Park located at 400 Indian Trace has playground,baseball,basketball,soccer, and football. And yes dogs are allowed on leash.

Library Park located at 4255 Bonaventure Blvd. is the newest park in Weston. This park offers Picnic area, shelters and the Weston History Walk.

Peace Mound Park located at 1300 Three Village Rd. is one of the first parks in Weston. Enjoyed by many this park offers Nature Trails, picnic areas, shelters, fishing dock and water views. And yes dogs allowed on leash.

Regional Park at Weston located at 20200 Saddle Club Rd. it's one of the largest parks in the area with over one hundred and two acres to enjoy. This park is where most of the sports games take place. If you have children who play sports I can guarantee you will be spending many a days at this park. Regional Park has many soccer fields, baseball fields, basketball courts. volleyball nets, roller hockey rinks, and a skate park. You can walk all around the park with lighted paths. There are shelters through out and playgrounds in different areas. Many birthday parties and events take place here.

The Weston Community Center and the Sheinberg Family YMCA of Weston are located here at this park.

Tequesta Trace Park located at 600 Indian Trace offers nature trails, picnic area, covered playground, soccer and football,baseball and softball fields. And yes dogs allowed on leash.

Town Center Park located at 1900 Bell Tower Lane has a Bandshell which Weston has different entertainment through out the year. You can bike ride on the paths that follow around the Town Center.

Visa Park located at 18800 Vista Park Blvd. is another park in Weston offering many soccer fields and baseball fields. There is a picnic area and playground also.

Weston Tennis Center located at 16451 Racquet Club Rd. offers sixteen courts, lights,parking and Pro-Shop.

Windmill Ranch Park located at 2900 Bonaventure Blvd. offers soccer, football, and a playground. And yes dogs allowed on a leash.

Markham Park located at 16001 West State Rd. 84 is one of the largest state parks with over six hundred and fifty acres. It borders the City of Weston and the City of Sunrise. The park has many amenities but the best one is their "DOGGIE PARK" so if you want to take your dog to hang with some of his own this is the place.

Summary for this past week is one corporate owned, two short sales, three bank owned, and seven of the closed sales were straight sales with no third parties approval. Pending Sales went up a little more than 1%. Closed Sales went down about 1%. Again, remember that the Pending Sales are taking longer with the third party approvals and strictor financing. Weston's inventory is at 564 as of today. We haven't seen that number this low in a long time.

Many buyers are noticing that there are not as many homes in their criteria to pick from. Interest rates are very low and the smart ones are taking advantage of the market. No one has a crystal ball to say how low interest rates will get or as most people ask" Is this the bottom ". But I do know Weston is a Great Community to raise a family and it has everything you can think of right here in our own city. With raising five children here in Weston, I couldn't be more proud of this Weston community.

Luxury Homes are still in the Mix

Last week in my "Weston Wants" blog there were two Luxury Homes that closed. No they were not a short sale or a foreclosure. I'm asked all the time if listings over a million are moving at all. My answer to that is yes they are selling,like all homes they have to be priced right. South Florida still has a large percent-age of buyers looking for that "Luxury Home".

One of the biggest obstacles we are facing is our "pending sales" are pending much longer because of either financing or the third party acceptance. So when looking at the facts and trends there is a lot of inventory moving but the end result meaning the "closed sale" is taking a lot longer to see.
