My family and I are able to be a part of an organization that lets any child with any disability become a

baseball player on a team that meets every Sunday. No one is turned away and everyone gets to play.

The teenagers that volunteer are the players "Buddy". They help them with the fundamentals of the

game, hitting the ball, how to hold the bat, and the best part of all running the bases.

Arriving at the park and seeing all the excitement the kids bring to the field and their smiling faces just

makes you want to stop and say O.K. lets "play ball". They are so ready to get the game started.

Parents are asked to sit and watch the game and let the Buddies take over. It gives the parents a

chance to relax and watch the game.

We have five challenger teams in our district:

Two in Pembroke Pines

One in Ft. Lauderdale

One in Weston

One in Coral Springs

We meet every Sunday at 3:00. The fields are at different locations. Our first game was at "Miracle Field"

at Price Park in Pembroke Pines. Last week we played home at Regional Park.

At our first game we got a surprise when driving to the field. The bald eagles that everyone has been

talking about the last few weeks was in plain site. There are two of them with a huge nest. It has been

many years since the bald eagle has ventured this far east.

Summary for this past week has been 1.5% less pending sales and we stayed the same percentage with our closed sales in Weston. Weston is still looking better than a year ago and we keep moving the numbers up. Out of the seventeen closed sales two of them were Corp. Owned,three Short Sales and one bank owned. Eleven of the closed sales were straight sales with no third party approval.

The summary for the past two weeks in Weston is Pendings have increased over 5%, and the Closed Sales have decreased 1%. We are seeing much more activity and the increase of pending sales will start seeing the market going in a positive direction.

Ridges of Weston,FL on the "MOST WANTED "list

One of the larger communities in Weston with two man guarded gates is The Ridges. Established around 1997 and completed around 2000. Ridge Entrance

The community is located on the south east part of Weston which is at the corner of South Post Rd. and Bonaventure Blvd. It's location is one of popularity with buyers since it is across the street from the Cypress Bay High School, Falcon Cove Middle School, and an elementary school. As of today there are thirty six(36) homes for sale in the Ridges. With the median price falling below $400,000. Days on the market are averging around 8 months. As you can see from the chart that most homes get a contract and go in to pending sale around 5 months. But with the finacing taking much longer than in the past, closings are not happening in thirty(30) to sixty(60) days. It's more on the average of ninety(90) days or more. So the average days your home is on the market shows much longer than in the past.
