I have a couple of clients actively searching in Tatum Ranch neighborhood in Cave Creek, AZ. Every home priced under $200,000 that is a "regular" seller is going fast. All the rest are short sales or foreclosures in rough condition and even they are going fast. I have been seeing this for at least 3 months now and it makes me think areas in the Phoenix market are definitely stablizing.
I have really been noticing that in some locations and some price points we have bottomed and started a slow climb. Every time I look at my searches for buyers in Cave Creek or North Scottsdale there are not many fresh listings and the prices are staying steady. I have seen this on homes under $250,000 in Cave Creek and under $300,000 in North Scottsdale. Hope this keeps up across the board so we can climb out of this real estate nightmare!
It's refreshing to hear some of the economic news recently after all the doom and gloom of the past year. Warren Buffet just made a bold prediction that the economy is not going into another recession, but will slow and steadily be on its way up. In the local news the Phoenix area showed a 1% growth in employment from the 1st to 2nd Qtr of 2010 and a 1.2% increase in the metropolitan gross product in the same time frame. Another area of huge interest for the Phoenix metropolitan area is the influx of renewable energy companies building plants or moving corporate headquarters here.
With home prices still down and hovering at the bottom, interest rates at an all time low and with some new high paying jobs coming to Phoenix/Scottsdale area I can't imagine a better time to purchase a home. Once these companies relocate and start hiring, home prices will gradually rise and with that interest rates will also rise.
