Mableton Real Estate Agents First of all... Thanks for opening this link... It's the holidays and I know you must be looking at a lot of stuff on line. I appreciate you for stopping to clink on this page.

So, I was going through some files, vendors and contacts from the last couple years to get the rest of my contacts together for my last minute holiday cards to send out over the is coming weekend. I didn't want to miss anyone this year.

I realized that I know a lot of people, around 2400 to be exact... I have quite of few folks that are business owners, consultants, doctors, lawyers, pet groomers , attorneys, city council folks, contractors, handymen - all types of folks - even a couple scientists believe it or not.... Kind of cool, huh?

Well anyway, I figured that I should be using my reach to help out folks I know. Kind of allow you to use my connections to help you or someone you know. Sometimes it just knows the right people to get something going that you wanted to get done for a while.

Now, don't be confused, I'm NOT going to be sending out large a list of folks out or anything like that but if you need a referral for a professional or two for something let me know. My friends in business won’t mind working with you as one of my "peeps" and giving you a good deal on whatever you made need.

A lot of these folks and I go back 10 years so let me know what you may need. I don't mind... I just thought that I can help a lot of people if they needed a referral. If you don't need anything right now, that's cool...Just let me know when you do. I am more than a REALTOR, I pride myself in being a connector...so let me do that for you.

Ok, so next...

Things change so much these days with folks so let's connect and I'll let you know what I've been doing with this crazy real estate market... I'm still in the business and doing pretty well actually but I have changed some things up to make it easier to help more people. In fact I decided that I was going to help 100 families and individuals move next year... The reason?? Well, of course to make a living, but I think it is crazy how many good deals are out here that people are missing out on and its sooooo easy to buy right now - especially with owner financing, lease purchasing, 100% down etc, etc... Don't sleep! Banks are still in the business of lending money... Yeah, you still need to have decent credit and a job of course. But I just hate seeing people not take advantage... Houses are selling. I sold a few this year within 30 days with multiple offers ALL CASH... These are not rinky-dinky homes in bad neighborhoods but really nice ones in gated communities, good schools districts and quite a few in condo high rises with a door man that will greet you if that suits your fancy. But back to what I was saying… The good deals are aplenty and folks are losing out on them left and right with just sitting on the sidelines. Some are scared and that is understandable. But why pay rent until you are 50 years old or wait until you meet someone to get married or even wait to buy a rental property for at least the tax purposes if you are making over $100,000 total combine income or more? I hear that stuff all the time and its all based on fear…nothing else! You have more financial risk driving around Atlanta in this horrific traffic and getting into an accident with someone with no insurance. You can easily buy a home for peanuts these days. I sold 4 houses this year where the mortgage was $400 to $600 dollars less a month than what they were paying in rent. Another guy’s house note is less than his car note and he drives a Chevy.

The News reporters on TV have slammed our market so bad that people think that it will never come back up. It’s funny how short people's memories are... This is like the 5th or 6th downturn in the last 20 years. So the opposite is also true! There have been 5 upturns in the market during the same time frame of varied degrees and every single time people profit like crazy when the market turns...while everyone else misses out. As a Realtor I keep seeing this cycle over and over and over and people just don't get it... They believe what they see on the news and think its actual news and not the entertainment that it is. I don't have to tell you, you already know how it is...especially the local news... “If it bleeds, it leads"...Otherwise they couldn't sell the advertisement. And then on the national news, it the same topics talked about like it’s on a reel being played back over and over and over... And then is displayed as if it’s the same all over the country… As if it’s like the weather and they say its’ 72 degrees and sunny in every town in America at the same time… that’s impossible… You know what I'm talking about... It's like they are brain washing the nation for profit…lol. I wonder what would happen to the ratings if they didn't mention any bad news for an entire week. What do you think?

All the talk on TV about double dips in the economy and the lack of jobs would have you to believe that the market will stay that way forever... Go online and look for jobs... they are everywhere in the Atlanta market and elsewhere - good ones too! Daycare centers are popping up everywhere... And that doesn't happen with massive amounts of people out of work. Banks despite foreclosing on those who have defaulted on their mortgages are still in business…So that should tell you something. We aren’t seeing people in breadlines or children panhandling outside of soup kitchens, the economy is down but it’s not out. Trust me when I say, now is the time to pull those nickels out of your grandmother’s Crown Royal bag and rub a couple of them together and buy you a piece of property.

Now I'm not a Pollyanna or anything like that and if you know me as well as I hope you do, you know that I am a realist. So of course the market is NOT like it was just 4 years ago. But it isn’t dead either... It's far from dead. Don't be fooled.

Oh and you would be surprised how many foreign nationals are buying up Atlanta and other hotspots left and right and then turning around and renting back to others and making a profit. What are they seeing that we aren't seeing about our own market? That too, should tell you something.

A lot of folks tell me they wish they could sell or wish they could buy... It doesn't have to be a wish... It can actually happen. Over 10,000 homes in the metro Atlanta area, change hands every month. That's over 120,000 properties each year changing hands throughout the region.

THAT'S A WHOLE LOT OF PEOPLE!
