Have We Hit the Bottom of the Real Estate Market in Haymarket Virginia?

We can all generally agree that the real estate market, if defined by the median home price peaked in late 2006 or early 2007.  The question I am often asked is when do I think we will hit the bottom.  It is hard to get positive about the market when most of what you see in the news is doom and gloom, however real estate markets are localized and looking at the statistics in a national sense can be very misleading to the actual trends in your specific market.  Every home owner that has watched their market value drop over the past 5 years is begging to see their investment recover and begin to regain its value.

The good news is that if you look at the trends of the median home price over the past 5 years for Haymarket, Prince William County, and Northern Virginia as a whole, in every instance you will see that the bottom of the market was in the spring of 2009.  So, now that we know where the bottom was, the next question is when will we be back to where we were?  It is always easy to look into the past and identify the turning point, the trick is to be able to look at the current environment, current trends and curent market and project what is likely to occur moving forward.

 

It is my opinion that as the national economy chugs along, struggling to completely recover and get past the unemployment issue we will see the market value as defined by median home price bump along slightly above the bottom.  We will see periods of ups and downs but generally I believe we will see the market stay slightly above the bottom of March 2009 for the next 18 to 24 months before we start to see a more steady appreciation of value in the realm of 3-5% annually.

Now is the time to buy!  There are some great deals on properties available in the Haymarket area and with prices and interest rates at historic lows you can't beat the purchase opportunities available in today's market.
