Does Your Home have Adequate Ventilation?

Home Buyer's and Home Owner's this is something you are going to want to know.

You are offered guidance from HUD's minimum property standards of how much ventilation your home should have. HUD's standards call for home ventilation to be one square foot of net free vent area for every hundred and fhity square feet of attic floor area or for every three hundred square feet if the ceiling has a vapor barrier. I have done Inspection's and found problem free roof's with far less than the recommended ventilation levels, while some others that appeared to meet HUD'S standards have had horrendous ice problems. Be guided by the rule that says there is no such thing as to having too much ventilation in an attic.

You can read many books, that technical writers have wrote about the venting of attic space's advocating the use of gable vents. Anyone that has taken the time to look and studied this subject will know that no ventilation system, except for continuous soffit and ridge vents, does a complete job of venting an attic. When the home has beet setup useing gable venting the louvers will only function when the wind is blowing against them, and then they only ventilate the attic partially. Even if they are combined with soffit vents, their performance are not all that much better in venting the area.

There are many other types of vents such as cupolas roof vents, fans and turbines or soffit vents alone will not do a thorough job in giving a complete flow of air to the entire area that has been ventilated.

Now on the other hand a balanced combination of soffit and using ridge vents will encourage a continuous air flow wash of every square inch of sheathing where condensation is most likely to occur.

This last Tue. 5 Feb. 2008 I had a Home Inspection schaduled to do at 7:00 A.M. Now wouldn't you know it Mothar Nature decided to give us a preseant of some new snow and ice on that day. She is so nice to us.

Knowing what the weather report was calling for, I knew that I was going have to get up extra early to be there on time, seen this Inspection was about 2 hours away from me in good weather. I had been told the home was vacant so I knew it would be ok to get there early.

Most of the ride there it was 0 visibility, did not know for sure if I was even on the road or not. Could only do about 30 or 35 mph, the plow trucks had not even been out yet to do their thing. Now this home was on top of a mountain road also. Now doesn't that sound like a fun way to start your day out. Will I get to the home safe and sound. I sat in my Jeep waiting for daylight to come so I can start doing the outside part of the Inspection. Will 8:00 a clock comes and I start thinking ok where are my client's, their agent and the saler's agent at.

Will at 9:00 I get a call from one of my client's asking if I am up at the house. Then she tells me that they and their agent along with the saler's agent are all at the bottom of the road to the house, and can't get up it to the house.

So what does one do in this case? Will there was only one thing I could do. I told my client that I would be down to get them all.

Now don't ever let anyone tell ya, that the life of a Home Inspector is boring and not fun.

The weight of Asphalt Shingles

When thinking about the weight of asphalt shingles, all of these components will add to the weight of a shingle. But only some will add strength and durability to them.

Heavier stone can add weight to a asphalt shingle without increasing the life of a shingle. As with a high-profile architectural shingle, the added weight of a extra layer of stabilized asphalt contributes little to the strength of the shingle, unless the manufacturer has applied it to a thicker mat.

The quality of organic asphalt shingles can still be reliably judged from their weight, when comparing shingles they need to be of the same brand and type. The additional weight of the heavier shingle is mostly accounted for by a thicker mat with more soft asphalt saturant. Pure asphalt will typically add 25 to 30 pounds per square.

Now weight is not generally a good basis for doing a comparison of fiberglass shingles. Additional weight of a heavier fiberglass shingle is accounted for primarily by additional hard, stabilized asphalt. If too much mineral filler is used in the hard coating asphalt it can make the shingle brittle and it's more likely to crack, despite the added weight.

In Charlestown

The Historical Society will be meeting at 2:00 P.M. in the Community Room under Silsby Library, the program is going to be on the Boston Post Cane. This event is open to the public.

On Monday 21 Jan. 2008

In Claremont

The Volunteers at the Arrowhead Recreation Area, are going to be hosting a special benefit for the Claremont Skateboard Park Fund. There will be Tubing offered from 5:00 P.M. to 9:00 P.M., all the proceeds from the lift ticket sales will be going toward's the Skateboard Park. Children and Adults can tube for two hours for just $7.00 each. What a fun family day out you can have.
