The language that any professional, like Contractors, Engineers, Builders, Lawyers, even some Home Inspectors. All these folks, can sound like they are speaking a foreign language at times. Real Estate terms sure can also be a bit confusing. Heres a a mini-glossary of the most common ones used, to help you out.

Comparable Market Analysis

  • CMA: Comparable Market Analysis, a home evahuation based on properties that have sold in a neighborhood, that similar to the home and property your looking at.
  • Disclosure: This coves many Documents, its a document that a seller needs to fill out, disclosure laws vary from State to State, but most sellers are required to tell you about, known material defects, that could very will could affect the value of the home you thinking of buying. At the closing, you'll receive a packet of disclosure statements, many of them are required by law. The documents could very will include: The appraisal notice, private mortgage insurance disclosure. transfer of mortgage servicing disclosure statement, these are a few.
  • Earnest Money: A good faith deposit provided as consideration when a buyer makes an offer to purchase a property contract.
  • Purchase and Sale's Agreement: A contract from the Buyer to the Seller offering to purchase the home and property for a certain price.

What is a Warranty Deed and Wording You can find in it, in New Hampshire!, a General Warranty Deed from is used to convey an interest in real estate. The General Warranty Deed, is to help guatrantee that the title conveyed is good and its transfer is rightful. It includes a promise by the preson maken it (the Seller) that he or she, or both will defend the Grantee (the Buyer) from any and all claims of others. (I need to add, that it does not always) I'll explain why I made that statement at the end of this post. Heres another part of the Warraty Deed, that does not always hold true, in New Hampshire. A General Warranty Deed is used in most Real Estate deed transfers and offers the greatest protection of deed.

So when your buying property here in New Hampshire, You sure do need to Beware! and be concerned that the New Hampshire Supreme Court has recently ruled, that 45 year old property deed titles and surveyed, staked, marked property boundary lines do not matter and if any abutter can very easily claim that they own the land! This has even happen to folks, that have owned their property for 20 year.) Now ain't that just a fine Howdy you do!

The12th. Annual Chili Cook - Off Claremont New Hampshire

The 12th. Annual Chill Cook - Off Claremont New Hampshire, yesterday I wrote posted about the Claremont New Hampshire's Fall Festival, Come One and All. The Chill Cook - Off is one of the events scheduked to take place during the Festival. The Claremont Packs and Recreation Department is sponsoring the Chili Cook - Off. It will be taken place in a new location this year, it going to at the Visitor Center Park. Between North Street and the newly. renovated Mill District.

The Chili Cook - Off, sure is one of the most popular fundraising special events. There will be first to third place awards. There will also be some new award winning categories are going to be introduced this year. And the best decorated booth in each category will receive awards again.

, the voting is going to cover three separate categories, Business, Individual, and Organization. The contest will begin at 11:00 A.M. One of the new events is the hothead competition, this contest pits man against hot sauce. The hot saucce is put on a pagel, and the contestants eat the bagel. As the body of the contestant reacts, there will be a infrared cameras on each partieipant, and which ever one of them gets the hottest and the quickest, is the winner.

Claremont New Hampshire's Fall Festival, Come One and All

Claremont New Hampshire's Fall Festival, Come One and All, its time for the Claremont 12th. Annual fall festival! Folks sure will be celebrating another fall foliage season, this Sat, 3 Oct. 2009, at the Visitors Center Park on North Street, in Claremont. The fun will get started at 10:00 A.M. and go on till 8:00 P.M.

Claremont New Hampshire Fall Festival

To kick off the Festival, there will be a 5k race and children's walk. Pleasant Street will be closed to showcase Strolling through History, a History walk through downtown Claremont.

Claremont New Hampshire's Fall Festival, Come One and All, the walk is hosted by the Family School Connections and CCBA. Theses going to be an Art Across the Bridge art show, an apple pie contest, and a classic car show.

The festival will also host live music from 10:00 A.M. to 7:30 P.M. with Smoke and Mirror and The Flames. Theres going to be Beer and Wine Tasting, that going to be hosted by the New Common Man Restaurant.

The Claremont Historic Society giving Tours of the Historic Mills. Theres also going to be amazing Vendors from all around.

Extreme Makeover Show has came to Lyme New Hampshire

Extreme Makeover Show has came to Lyme New Hampshire, A family in Lyme, has been picked to receive a free new home, to be built for them. They say it will take only around 106 hours to build the family's new home. There will be thousands of local volunteers, using donated materials to build the home. The folks that owner the home have eight kids. So this sure is a real blessing to them. From what I undrestand this family's home is in real bad shape, its a sad moldy, and damaged home.

The family has left for Disney World down in Florida, while the volunteers demolish their home, and build their new and larger home. The home will be ready for them, when they return next Monday. At the time they were liven in a three bedroom Cale style home. The family's well is contaminated, the fireplace of the home leaks carbon monoxide, and theres a crack in the foundation that lets in a lot of water, which is why the home has a mold problem.

Extreme Makeover Show has came to Lyme New Hampshire, one of the son's of these folks, was diagnosed last year with leukemia, and that has put a squeeze on this family's finances and the family has had to hold off, fix-en the problems of their sad home. This family was among the five Upper Valley finalists for the show. I do not know the story, of the other finalists. But I do feel the right family was picked to have a New Home Built for them.
