I produce comprehensive,high quality computerized reports with digital photos! Knowledge is power and my inspections give you the facts you need to be an informed buyer. You will learn which items may need attention and whether something is a major concern or simply cosmetic.
Although not required, it would be good that you attend the inspection so that you can get a clear explanation of the condition of the structure, observe the systems. The typical home inspection takes approximately 2-3 hours depending on the size and condition of the house.
As a buyer,you should require an inspection at the time you make a formal offer.Make sure the Purchase and Sales Agreement( Contract )you are signing has an home inspection contingency.Then,arrange for me or an inspector of your choosing to inspect the property.Following this you should pay close attention to the inspection report.If you arent comfortable with what I find,you should ask that the seller correct the problems before your closing,negotiate a lower purchase price or obtain better terms to compensate.
Let me inject some age old reality. As many good and ethical Real Estate Listing and Buyer Agents as there are out there a few ruin it for the rest. My experience has shown that when Real Estate Agents try rushing the inspector,start disputing the inspector's findings while on site,question the inspector's work at the site or off, I am left with the feeling that they are truely NOT representing you the Buyer but are more interested in the sale and commission! Even Agents with many years of experience. In my opinion,a good Buyer Agent will support his or her's client's wishes and if an inspector finds problems with a property the Buyer Agent should achnowledge such,not dispute it! If problems exist,what's there to dispute?
Is your Buyer Agent representing YOU Only or Not? Stay sharp and good luck! Getting a home inspection? Good idea.
But don't forget to get a neighborhood inspection too. Let www.NeighborhoodEnvironmental.com research your city and send you a report which includes everything from the status of local hazardous waste sites to health risks specific to your neighborhood.
