so, we have made an offer on a short sale home in Las Vegas, NV almost 3 weeks ago and the seller accepted and we are waiting on the lender. i know this is a long Las Vegas Short Sale process and we need to be patient but.. - (The Ballen Group Short Sale Specialists Respond)

1. is there a time limit that they have to respond?
*This is up to your contract. How long did you give them to respond? If your asking how long the bank has to respond - it could be months and usually is. The first short sale negotiator is usually assigned within 30 days but they don't have the answer for you at that point usually. A Short Sale generally takes 60-120 days.

2. our Las Vegas Short Sale Realtor said 2 weeks ago that the following week the short sale appraiser would come to evaluate the home and then in another 2 weeks he would have the results. then 2 weeks later i emailed asking the update and he said they had to resend the offer because supposedly the lender lost the offer..... does that make sense?? or do you think they were trying to get a higher bid, etc?
*Sadly it makes perfect sense. We hear agents claim that the short sale bank told them all the time that the bank "lost" their short sale hardship package and offer paperwork. One way to avoid this is to have the Las Vegas shortsale agent make sure she has the loan number on the upper left hand corner of EVERY PAGE. This is easily done by printing the short sale lenders loan number (if there is more than one loan, it might have to be done multiple times) on a sheet of labels and placing the labels on the corner.

3. we are unfamilar with the process of short sales but i did a little research online. the realtor is not trying to pressure us into buying the house and is saying we shoud find a REO since they close escropw within 30 days...... what i read online it said short sales close faster than REO's. does this make sense or does he not know what he is talking about?
*Somebody DOES NOT know what they are talking about. REO properties usually close in 30-45 days and short sales 60-120 (sometimes longer).

4. has anyone ever dealt with Coldwell Banker Wardley Las Vegas Real Estate for a Las Vegas Broker?
*Yep, The best Las Vegas Short Sale Brokerage and Short Sale Specialists in my opinion *smiles* (OK - this was revised. There was another name in this field (he-he). Had to plug our company of course.)

5. if we have an offer on a house can we still change Las Vegas Short Sale realtors?
*If you do not have a written agreement stating that the Raltor can represent you excluslively for a certain amount of time, then you can change Realtors. WE don't suggest you see the same property with multiple agents or they could fight over procuring cause (who found the property for you). Find one you like and stick with them. Las Vegas Loan Modification during a Las Vegas Short Sale - A DON'T DO!

This Las Vegas Short Sale Realtor says "PLEASE DON'T DO IT!!" It is not beneficial to a seller to start a loan modification during the process of attempting a Las Vegas Short Sale. If the seller has any intent to try and stay in the home, the Las Vegas Loan Modification should be attempted BEFORE contacting a Las Vegas Short Sale agent. Why? Simple.

•1.) When you do a Loan Modification - you must prove that you are able to make the payments.

•2.) When you do a Short Sale - you must prove that you CAN'T make the payments.

It is not possible to do both. Therefore - not only will you probably receive a denial on your Las Vegas Loan Modification, but you could mess up the hard work done by your Las Vegas Short Sale Agent and stall or even lose your short sale altogether.

If you have started a loan modification, but have decided to short sale your Las Vegas Real Estate, be honest with your Short Sale Agent so they know how to communication with the bank in regards to both. Honesty is the key.

Question: HOME SELLER IN LAS VEGAS

I am 8 months behind on our mortgage.

We owe $389K and its probably worth $200K if we are lucky...its BAD. We feel that foreclosure is our only option. We are moving to FL and we live in NV. My questions are: can they come after assets, garnish wages or come after another property? The house is only in my husbands name but I also own a home in only my name that we will keep. Also, what do you think we will owe in taxes the next year roughly? I know my husbands credit will be destroyed, what other negative factors come into play? Thanks!

We want you to know that 1/2 of Las Vegas would be upside in their houses if they tried to sell right now, and 1 out of 8 are not making their payments. You have other options.

1.) Deed in Lieu of Foreclosure - This would be a negotiaton between you and the bank. You basically leave the property in "broom swept" condition and give them the keys.

2.) Short Sale - We can help here. Basically, we sell the house to a buyer. We negotiate with the bank to accept less than you owe on the mortgage. Some banks will "reserve the right to collect" and others will forgive the debt. Depends on the bank. It looks better on your credit than a foreclosure. 3.) Foreclosure and negotiate Cash for Keys - We can help negotiate the bank to actually PAY you to leave. Usually 1000 to 2000 at time of foreclosure. This should be the last option.
