The Titusville Elks Club is Sponsoring a fundraiser dance June 26th at 7 PM featuring music by the Elkerly Brothers. The Elkerly brothers play great 50's, 60's etc. music for your dancing and listening pleasure. Come out and lend a hand to this worthy effort.

Benefits Therapy Vans (help regardless of ability to pay), Youth Camp (camp for those kids whose parents cannot pay, Alzhiemers, Hospice, etc. The Elks help a lot of different charities, so come out, have fun, and contribute to a worthy cause at the same time.

Who and How can you buy a Foreclosed home owned by HUD? I can submit bids for you, because you have to have a Realtor represent you in the process. The following information was taken from one of the websites representing HUD in the liquidation process.

What is a HUD Home?
A HUD home is a 1-to-4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.

Who Can Buy a HUD Home?

Almost anyone! If you have the cash or can qualify for a loan (subject to certain restrictions) you may buy a HUD Home. HUD Homes are initially offered to owner-occupant purchasers (people who are buying the home as their primary residence). Following the priority period for owner occupants, unsold properties are available to all buyers, including investors.

If you are an evacuee displaced by Hurricane Katrina, Rita or Wilma, you may be eligible to purchase a HUD Home at a discounted price.

How Are HUD Homes Sold?

All properties available for purchase by the public are offered for sale at Internet listing sites maintained by management companies under contract to HUD. Any real estate broker registered with HUD may submit an offer and contract to purchase on your behalf. HUD pays the real estate broker's commission, if included in the contract.

HUD Homes are offered for sale at fair market value, based on a recent appraisal. Generally, HUD Homes are sold in what is known as an "Offer Period," during which a potential buyer's offer must be made. At the end of the Offer Period, all offers are opened and the bid providing the highest acceptable net return to HUD may then be accepted. Following the initial "Offer Period" homes remaining unsold are offered on an "extended" basis which means offers may be submitted any business day. If a bid on one of these homes is acceptable, the broker will usually be notified within 48 hours of HUD's acceptance of the offer.

Quillans Taco Shack (And More)Today I had lunch (again) at Quillen's Taco shack, located at 1090 Garden Street in Titusville, Florida. Funny I was on my way to watch the Final (?) launch of the Space Atlantis on a resupply mission to the International Space Station. Quillans, the home of the absolute best and freshest tacos on the space coast of Florida, did not disappoint me again today. The place was jammed with Shuttle Launch visitors, but obviously the Quillen's prepared in advance for the rush of customers coming into town for the launch.

At Quillens the menu is diverse, from the freshest and crispest Taco's (what else), to soft taco's to Local High School (Terrior and War Eagle) style

to Salads, Burritos, Tostada's Chimichanga's, Bar-B's, Burgers, Chicken, WIngs, and so forth. Everything on the menu is top notch and prepared AFTER you order - but not to worry, in a crowd I only waited for 10 minutes for my order.

International Buyer from Switzerland! I need your help folks

I have a buyer in town who is from Switzerland, and I have no knowledge of how to work withan international buyer.

He has to make a decision quickly about taking a job in Cocoa Beach, FLorida and purchasing a home. I need quick help from some experts at dealing with international buyers.

Blowout Friday, the last day of the Tax Credit

What a day!

On the last day of the Tax Credit (for those of us who do not back date contracts... oh, that's ALL of us, right?) I wrote my own world record number of "sides" Eight for the day. FInished up at 9:45 PM with a buyer who called at 5:45 to vent about HIS realtor, who told him at 5:15 is was too late to get the credit.

Oh, thank you ex-realtor for my buyer. I straightened out his thinking and closed the deal Friday evening.

My belief is that if I don't work for a buyer or seller and give it my utmost, someone else will.

Now for all the paperwork!
