I have been a full time agent for 12 years. In that entire twelve years I have been a Top Listing and Top Producing Agent. As a Buyer Broker I have helped many make their dreams a reality. I love the excitement of working with first time home buyers, and equestrian buyers looking for the t special property for their animals. I too have horses, so I know what is necessary to make this kind of property desireable. My children are grown, so I devote most of my time to real estate. I am always available, I work out of the Simsbury office, but we have many locations in the state several here in the Farmington Valley. I am also licensed in Massachusetts. and do a good portion of my busines there.

Selling your home is one of the most important decisions you will make in your life. How much is it Really worth. How long will it take to sell? How do you handle buyers making undesirable offers.
As a top Granby, Simsbury and Suffield real estate agent with years of experience , it is my job to guide you through this process. I want you to get the maximum value for your home within your time frame. Here are just some of the things that I will do to market and sell your home.
I will first do a comparative market analysis of your home. This basically a comparison of all homes in your size and price range, what they have sold for, and what they are on the market for. This will give you an idea of what to expect when it does sell. Some people try a pie in the sky attitude and hope that their home will sell for much more. Even if it does, it still must pass another test, an appraisal. Too many times people have sold their homes and find out much later in the process that the home did not appraise, now the buyer wants the house for a lower price or they cannot get the mortgage.
Once we have determined the price of the home, we will sit down together and sign the necessary papers to get the house listed.It is a complicated process and I will guide you thru it all, explaining all the aspect of the contract. Remember a contract is between two parties, and very difficult to break, so you must be sure this is what you wish. We will go thru the home to determine what needs to be done to make the home ready for sale. If painting is needed, floors need sprucing up, or if carpets need shampooing, all of these little things help to make the home in show condition. No clutter should be around, all papers should be place in their respective places, toys picked up, beds made, no laundry on the floors. The home should be in the condition you would like to view your prospective purchase, neat and clean.
After the contracts are signed, I will order a sign, just listed cards, and begin to write a brochure detailing your home and all of the finer qualities it has.The just listed cards will go out immediately.
Immediately it will be placed on my website BarbaraBerkowitz.com and Granby-SimsburyHomes.com, Realtor.com, Multiple Listing Service and the William Pitt/Sotheby's web site.
I will order a brokers open, and set a date for an open house.
I will begin the process of finding you a new home.
You will be notified of any and all showings, a lock box will be placed on your home, and I will get you feedback from all showings as soon as I can.
As a Buyer Representative,I offer to help you to evaluate the home you wish to purhase so you don't make the error of overpaying. I can supply statistics about the neighborhood and sometimes about that very home. I can offer advice if I believe the home is overpriced, and I can help you find the home that meets your needs. I can offer you help in finding a home inspector, well or water inspector, and septic inspector, as most homes in the Granby's and Simsbury are well and septic.

BARBARA SOLD OUR HOME WHEN NO ONE ELSE COULD. WE WENT THRU SEVERAL AGENTS BEFORE SHE WAS ABLE TO SECURE A BUYER.
UNFORTUNATELY BARBARA HAD TO SELL OUR HOME AS A RESULT OF DIVORCE. IT WAS GOING INTO FORCLOSURE AND BARBARA WAS ABLE TO WORK OUT TERMS WITH THE MORTGAGE COMPANY SO THE HOUSE COULD GET SOLD. THIS WILL HELP IN OUR FUTURE CREDIT RATINGS AS IT IS NOW NOT A FORCLOSURE.
WE REALLY HATED TO SELL OUR HOME, IT WAS A JOB TRANSFER, AND BARBARA HELPED TO MAKE IT LESS STRESSFUL AND A SMOOTH TRANSITION.
