Updated Bathrooms Pay When You Sell Your Home. Eut even when the budget is limited, some updates can make a difference.

The client was moving out of state and could leave some furniture behind which will be used by a relative after the property sells or is leased. Monthly rental budget for furniture and accessories: $ 250
Scope: Furnish & accessorize great room & master bedroom.
Accessorize 3 bathrooms, kitchen, dining room, office, hallway, breakfast area
Customer needed to take all furniture, also the wall mounted TV

We added fake TV, small sofa & chair and angled it to fill out space on a budget.
Positioning furniture on an ankle is a great solution

How much work is enough? Here are my top suggestions for sellers:
1. Paint: Walls/trim throughout should be in great condition
2. Gardening/Curb Appeal: At a minimum: Clean, cut and well maintained.
Buyer's won't even leave the car if they do not like what they see
3. Flooring: Mint condition
4. Time to tackle all Handyman tasks, no deferred maintenance
5. cleaning; Do not cut corners here Each dollar a seller spends on these five items will make the property more presentable to the market and increase buyer's the confidence that the the property is well tended and a solid investment.
And for the WOW factor? That's when a Stager comes handy.
