Chinese/Defective Drywall - Florida

Chinese Drywall has been in the news lately. According to HomePro Inspections in northeast Florida there have been no reports of Chinese drywall in Northeast Florida by any ASHI certified home inspectors in northeast Florida.

They estimate that as many as 36,000 Florida homes may have Chinese drywall. Most of these homes are located in the Sarasota and Palm Beach areas.

How do you know if you have Chinese drywall? Here a just a few suggestions.

1) The drywall was imported from China between 2003 and 2006. Just to be sure any home built, remodeled or repaired after 2002 should be checked as there are some reports saying there may have been Chinese Drywall in Florida then.

2) Chinese/defective drywall smells like rotten eggs due to the sulfur compounds used.

3) Climb into your attic area and check the markings on the back of the drywall for "Made in China".

4) Hire a professional inspector.

If you are selling your home and it was built after 2002, you might want to ask a home inspector to provide a Chinese/Defective Drywall Clearance Letter. If you are aware that your home has Chinese/defective drywall, you and your real estate agent must disclose it.

If you are a buyer, purchasing a home in Florida built or remodeled or repaired after 2002, please ask your real estate professional about the "Chinese/Defective Drywall Addendum for Purchase" contract addendum and the modified Seller's Real Property Disclosure. These forms were created by the Florida Association of REALTORS® (FAR) Law and Policy Department and are designed to alert potential buyers of the possible presence of Chinese/defective drywall and provide awareness on the availability of inspections or other options to evaluate any concerns.

Not all Chinese drywall is defective and not all defective drywall is from China. Research is still being done.

Garbage Pickup to move to Mondays in S. Ponte Vedra

John Foley, the General Manager of Seaboard, called me this afternoon to inform me that garbage pickup for the South Ponte Vedra area will be moved to Mondays starting May 25th, 2009. They will mail a letter to the impacted residents and also place information on their front door to alert them to this change. Recycling and yard trash pickups remain on Wednesday. This change impacts properties from 3rd Street (the castle and the way to Cap's) north.

This is a welcomed change and one that Friends of A1A championed. The residents on A1A in South Ponte Vedra have complained for years about trash blowing on A1A Scenic & Historic Coastal Byway, as garbage pick up has been on Thursday. As there are many vacation rentals in the area, many didn't put their trash out until Saturday or Sunday when they were leaving and the trash would sit out for days. An active letter writing campaign by the residents was beneficial to this requested change.

We thank John Foley and Seaboard for their willingness to work with the residents and listen to their concerns to make this happen.

Sunday Market - Vilano Beach noon-4 Easter Sunday

Happy Easter!

From noon to 4 p.m. today is the first Sunday Market (aka Farmer's Market) at the Vilano Beach Pier. The Sunday Market will be every Sunday from noon - 4 p.m. Come support the community and find fresh produce, desserts, baked goods, on-site cooking, arts, crafts, entertainment and much more. George McGovern will be attending the market from around 1:30 p.m. - 2:30 p.m. McGovern has been an advocate for the local farmer and United Nations Food for Peace.

Approximately 40 vendors from Vilano Beach and surrounding areas will be out every Sunday. Today's grand opening event will feature appearances by the Easter Bunny, so bring the kids!

"The Vilano Beach Pier is an ideal location to host a community market. It is a beautiful newly renovated area that hasn't been utilized to its full potential. This location is also extremely convenient for the Vilano Beach residents as well downtown St. Augustine residents and visitors," says Market Manager, Mitch Hall. Mitch Hall is also the Market Manager for the very successful Wednesday Market held at the St. Augustine Pier.

The community has been planning this market for a year and we are excited to have it. The website is still under construction, but will have more photos and info as the event continues to grow.
