We have been working in Gates of Fair Lakes for a while and there just has not been much movement at all here. There was one sale this past week. It was a regular sale and the buyer got a great deal. The short sale that I mentioned in last weeks report is no longer under contract and off thee market. Meaning they were not able to negotiate with the bank to sell. We have a short sale team in place to help you. There is very little if no financial implications to short selling. You just need a good team and professional negotiators to negotiate with the bank. Interest rates have dropped again and now is one of the best times ever to buy.

Fairfax and Centreville were our biggest movers this past 2 weeks. With all this inventory and less buyers during the Holidays, there are many great buys still out there.
Spring time is just around the corner and there will be sure to have a lot more listings on the market but there will also be a lot more buyers. Around the holidays there are usually fewer buyers and few listings but because of the bank owned properties there are a lot of listings ! but still few buyers.

These numbers tell us that people are buying real estate RIGHT NOW why ???? because its one of the best times to buy real estate. Northern Virginia is its own market and can not be compared to the rest of the US. Investors and first time home buyers know that right now is the best time to buy.
Real Estate should be considered for long term gain (3-5, 5-10 years) Not instant gratification which happend in 2003/2004 When you consider that you will probably be in this house for 5+ years, then now is absolutely the best time to buy, IF you are still living within your means.
