Real estate in a small college has a unique market that is becoming more popular. Parents and students who are facing four or more years of housing costs are considering purchasing property to be used as housing. From condominiums to multifamily unit's the trend is catching on.
Newsweek in it's Kaplan College guide recently named the State University of New York at New Paltz one of the 25 Hottest Universities. New Paltz was named Hottest Small State School.
90 minutes from New York City, the rural campus has 6,400 undergrads. The small New Paltz is growing in size and popularity. The school recently opened a 57,000-square-foot Athletic and Wellness Center with an indoor track. To learn more about SUNY New Paltz go to http://www.newpaltz.edu/

Land- A great investment "They aren't making it anymore"-
There are many reasons that investing in land makes sense. Beyond development- there are other purposes for investing in land. When you live in the city or suburban areas, land is a rare commodity, but there are certainly many areas of the country that has beautiful undeveloped areas that can be used for your enjoyment.
We own land in the Town of Butternuts New York.
Originally purchased as an investment we have come to know that the land can be enjoyed. My husband being a hunter knew from the start what he would use the land for but the rest of us took up Quad riding. We made trails through the meadows and forest.
The terrain is mixed with everything from rocky ledges, a stream, dense forest and meadow.
The rock walls still exist that once divided properties.
The stream bed is a favorite for getting wet... and muddy!
The handcrafted bridge is for the faint of heart.
The silence of the woods is serene.... a great place to sit at the "thinking tree" and reflect on the land and the abundance of life.
Land..... a great investment for many reasons....

It was a cloudy morning today in Chenango County so we decided to go for a ride to Norwich NY
As always I brought along the camera- It is one of the bonuses I have had from blogging on ActiveRain- I tend to take more time to enjoy the world through my mind's eye and camera... I thought I would share the beauty that is- this part on New York State.
The countryside is magnificent with wildflowers. The corn is delicious. We have had corn for dinner everynight while here- Tonight it is corn fritters!
With the centerpiece a bouquet of wildflowers.... Life is good!
I am spending some time at our second home. It is a tiny cabin in Gilbertsville New York. The ride from our home in Ulster County takes about 2 1/2 hours. Because of the blessings of a daughter who takes over when I am away, cell phones and high speed internet I am able to stay on top of my real estate business even though I am not in Ulster County.
The ride up here yesterday was amazing. Our ride takes us through mountains, little hamlets and small college towns. The views are astounding.
The farmland is being harvested so the roadside farm markets are open. The weather in August in New York is perfect. The humidity has left and the warm days give way to cooler evenings.
While in the car my husband and I quietly enjoyed the scenery and the downtime from just getting off from work. Sometimes it is in the silence that you learn so much. As my mind wondered and my eyes enjoyed the views. I could not help but think- This is why I love New York.
We live in Ulster County and though I am a member of the MLS in Orange Rockland Sullivan and Ulster, Ulster is where I do the majority of my real estate business. For the most part the New Paltz/Highland area is my hometown.
In the past week I had spent time with a young couple who are relocating to New Paltz from California and a woman who wants to move to the area from New York City. While out with people who are new to the area it is fun to see our area through their eyes. The couple is looking for Shawangunk Mountain views. The Shokan views sold not only the lady from the city but me as well.
My mind wander took me through the travel I have done in New York:
We go to New York City for the day. It is fun to see a show, go to a Yankee game, visit the museums or
to shop. We are so luck to be within commute distance to the Big Apple.
Within a short drive we are in the farmlands with the small villages and ski slopes. In the central region we can visit the beautiful finger lakes region with it's quaint towns, beautiful caverns and wineries.
In the North a favorite area is the Adirondacks, Lake George and Ticonderoga. Further north, is the Thousand Islands and St Lawrence Seaway.
Western New York Niagara Falls is one of the most amazing sites of my life.
As I rode along the highways and byways it made me realize why I am so blessed to be in this business of real estate- I love New York! I love my job and I have come to love to blog- The combination is perfect- I am selling some thing I love and get to write about it.
If you have considered moving to New York- We would love to tell you about the beautiful state we live in!

The Ulster County Housing Consortium, a group of 22 government and civic organizations, has posted an online survey to get a better understanding of how the current economy is perceived to be affecting the affordability and availability of housing in Ulster County.
The survey can be accessed through the Ulster County government Web site at: www.co.ulster.ny.us.
The anonymous survey will provide insight into how the current economy is effecting the respondent's ability to afford housing, household income range, opinion of the availability of affordable and safe housing and work related questions. It will also be an indication of how people in the county feel the future looks in relation to housing in the area. When I took the survey it took about 5 minutes.
The results may show how Ulster County residents are handling the fallout of the sub-prime mortgage crisis, high oil prices and the weakening economy.
