I consider our Vero Beach Beachside selling seasons to run from June thru May. If I want to compare 2009's activity to last year's, I don't compare YTD sales figures, January thru current; rather, I compare this year's June 1st-to-current figures against those for the same period last year.
So, I've compared the results of 2009's selling period of June 1 thru September to last year's, and we are up 10% across the board: Up 10% in total-dollar-volume sales; up 10% in total-unit sales, including up 10% in Single-family-detached units, and up 10% in Condominium & Townhouse units sold during the period.
These numbers bode well for the full 2009-2010 selling period, because our traditionally busy buying season begins in late October and early November, as winter threatens the northern climes. Everything I've been reading about the economy generally, even though the comments have been cautious and conditional, has been positive: residential-unit inventories are down, retail sales are growing, auto sales have increased, etc.
In addition to our increases in actual residential dollar-volume and unit sales, we in Vero Beach are seeing a significant increase in prospect traffic. We are seeing more potential buyers in all categories: big-ticket oceanfront high-end properties; lower-priced condominium units; and in pretty much every segment in between. If you or anyone you know has been considering the purchase of a seasonal property on or near the ocean, or a permanent residence here in Vero Beach, I would encourage you to plan a visit for the near future.
The rainy season is behind us, the breezes are balmy off the ocean, the "Season" is about to open, and it would be a great time to come visit Vero Beach to consider a residential investment somewhere along our 24 miles of uncrowded, unspoiled beach.
