What is happening in a bizzarre real estate market? Why are we reducing prices on listings while prices on solds are increasing?
Why is Wake County one fundamentally one of the most stable markets in America?
Why are agents in Wake County acting like they are in Detroit?
Find out by reading the ChangingStreets.com blog on Raleigh and Cary real estate. We tell it like it is, we practice in Wake County, the countries best market & the worlds worst, Flint and Detroit Michigan, but we sell over 500 homes a year no matter what.
That is street smarts.
The greatest home shopping tool yet. ChangingStreets.com text system.
The latest addition to the worlds funnest and most productive real estate company! Our buyer clients can now text us and get information on any house in North Carolina, Hawaii and Michigan! ANY HOUSE! Ok actually only about 95% but way more than anyone else is offering and this is all ChangingStreets.com branded!
How it works is even cooler. In North Carolina the client would text NC "the address" to 25_27 and they will get a text with basic info (so far pretty standard) and a link to a web page that is specific to thier operating system that will show all pics, room sizes, BUYER agent info and more. The listing agent or appropriate buyer agent is notified immediately by text or email someone needs assistance, they can then make sure the client as all the information they need, schedule showings, talk open houses, or similar properties. Beats the heck out of a sun bleached flyer.
Contact the nearest ChangingStreets.com office to get your text code.
This is available accross our platform to home buyers in Metro Flint Michigan, Oakland County Michigan, Kalamazoo Michigan and Greater Raleigh North Carolina. ChangingStreets.com is the first brand to bring a multiple state text solution to its brokers, why because we flat out rock and love what we do.
This will complement our entire agent suite of tools, our direct mail portal, scalable blog and web platforms and of course our agent training. Clients can get information when they want it, how they want it and count on an intelligent agent to follow through...that is smart, easy, sane.
These are the types of innovations that allow our agents to successfully assist 27.8 clients a year reach their goals. No other brand in the country has this professional of a number.
Just Listed in Highcroft Subdivision in West Cary North Carolina is 5712 Highcroft Drive. This is the latest best deal in West Cary; 4635 square feet, six bedrooms, four full baths, walk out basement, home is nears one of Wake Counties best elementary schools, Highcroft Drive Elementary School. This is just a super buy, seller paid $629,000 in 2007 home is severly under priced due to 540 construction (home is 300 feet from 540 through buffer). At $118 a sq ft in one of West Cary premier subdivisions this is worth the gamble that 540 will be very low impact.
There are amazing deals in Highcroft right now, there is no fundamental reason why prices are low, great homes, great location, the market is just uneasy. A great time to get a great deal. Check out the homes for sale in Highcroft, and call me if you would like to see the homes in Highcroft or any West Cary development.

I love this house. It was a screaming deal in June of 2008 when it went on the market, so much so I wrote this blog.
Now it is $40,000 cheaper and listed at per square foot than the neighborhood sells for on average... a perfect storm for buyers. The home is four bedrooms, three baths, finished attic, on a fantastic cul de sac, fenced yard and backs up to one of Wake County's highest performing elementary schools...for $435,000 or $119 a sq ft. A screaming deal.
502 Millsfield Drive, Cary, NC 27519. Click to see photos, this house has an amazing kitchen.
How this home compares to the rest of the West Cary Market
The arrow on that sign should be pointing slightly upward, that is the way sales of homes in Apex North Carolina are heading so far in 2010.
The Apex real estate market has remained almost bullet proof in 2010. Prices are up in almost all zip codes and definitely in the overall market, foreclosures in Apex are almost non-existent, unit sales are up double digits...good times.
There is no doubt not everyone is feeling the positive vibes there are still six months supply of homes and those near the new 540 are feeling downward pricing pressure.
