This area goes from the Cary/High House area including Preston, to west of HWY 55 to include Cary Park, Copper Leaf, Weycroft, Highcroft and the Reserve. This report includes Single Family Detached Homes only.

Analysis: M-T-M numbers are outstanding in this climate showing a $1 per sq foot price drop. This is very consistent as the average home sold in Cary 27519 2008 was 2850 sq ft and the average in 2009 was 2862. Numbers are holding up very well and February sales should be an increase. New Build Sales in late 2008 will close and help prop up those numbers.

For Kicks I went back to the heart of the "Bull Market" in 27519, January of 2007. 37 homes sold, the average sales price was $436,504 for a 3022 sq ft home and an average sales price per sq ft of $141.10. A $3.10 drop in price per is not bad. The median price per sq ft was $130.85 vs $140.33 in 2009 an increase!

Lochmere, a gorgeous Cary NC golf community, is situated in a prime East Cary location near the intersection of Kildaire Farm Road and Tryon Road. The age of Lochmere homes range from 1980's-1990's, with home prices listed from $400,000-1 million. The scenic beauty of Lochmere is undeniable. Lochmere's Glen Echo town homes are situated on or close to the lake. These townhomes are in the high $100's. Other executive lakefront homes list at approximately 1 million dollars. From the tranquil lake and trails to the finely manicured fairways, Lochmere offers distinctive living for all it's residents.

If you like to be active and outdoors, Lochmere is the place for you! This planned community is easily one of Cary's most popular neighborhoods and for good reason. The Breckenridge Subdivision is an established community conveniently located just minutes from Research Triangle Park in Morrisville, NC. Breckenridge is just off Davis Drive making it a dream location for RTP commuters. Pulte Homes developed Breckenridge with every detail in mind. Breckenridge offers buyers both townhomes and single family residences with homes reaching to 3200 square feet in size and range in price from $150,00- $350,000. Macgregor Downs is an exclusive community in Cary that lies adjacent to the Macgregor Downs Country Club.
