All American Night in an All American Town

08-04-08
Scott Hoyt

Father, son, hot dogs, baseball and fire works. Does it get better than that on an August evening? Not for me, not last Friday.

My eight year old son, Jack, myself and two neighbors and their sons went to USA National Training Center atThomas Brookes park to watch Team USA play Team Canada. USA Baseball in Cary NC

It was very cool to see the field with the Olympic Rings and the Town of Cary logo, seriously how many towns have a picture like that one!

Everything about the night was perfect, except the final score, but the game was very exciting. Team USA hit a home run, the fireworks seemed to last almost as long as the game and the boys were exhausted by the time we pulled into the driveway ( a whopping five minutes after we got into the car!).

The players from both teams were extremely gracious, signing autographs tossing balls to the crowd and just really enjoying what I am sure is a highlight for them as well.

Team USA Baseball at Thomas Brooks Park in Cary

Team USA will continue its trek to Bejing by passing through the Triangle this weekend. Playing a four game series with Team Canada in Cary and Bulls Park in Durham.

The Friday game will be at 7:00 pm on August 01, 2008 at Thomas Brooks Park. Tickets can by purchased at USABaseball.com for both the Cary Game on Friday or the Saturday, Sunday or Monday games in Durham.

Thomas Brooks is home to the USA Baseball Training Facility, and it is really amazing. This is 1.5 miles from my home and I was shocked to see a facility like this in a Town of Cary Park. My 8 year old son and I spend many evenings this spring watching the UNC Tarheels at Thomas Brooks, very cool.

Fridays Team USA game will be followed up by Fireworks.

Thomas Brooks Park is located just past Highcroft off Green Hope School Road just west of HWY 55 or Just south of Cary Park off Green Level Church Road.

Highcroft Market Update, Cary NC

06-23-08
Scott Hoyt

Highcroft Subdivision continues to show strength, even in todays market. With less than a six months supply and only one builder home left (the home is great, the pictures do not do it justice), Highcroft is finding itself.

The interesting part is of the 14 active listings for sale in Highcroft ten have had price reductions in the last 30 days bringing some of them into the outstanding deal range, while others are still "just a bit outside".

There is a foreclosure in Highcroft, but the good news for current residents is that it is fairly priced; for now. I really find this foreclosure interesting, because my research suggests that most of the homes in this development have fairly non-foreclosure type Loan To Values of around 78-80% on average, a very secure area and this home was never on the market prior to foreclosure.

The seven properties that have closed in 2008 in Highcroft have averaged $137.50 per square foot, and averaged $427, 285 sales price.

There are two undercontract both over $574,900 and an average price per sq ft of $165.00 (see the deal above).

My Favorite Active Listing. 502 Millsfield Dr, Cary NC 27519

Scott Hoyt

I like to post active listings that I think are outstanding, they are not listed by me or even my company. They are just great buys that I have found doing market research. These are homes I would buy or let my freinds and clients buy based on value, location, outstanding features and the lifestyle the home provides.

This listing is 502 Millsfield Drive, Cary NC 27519.

There are way too many great things about this location...

The Subdivision is Highcroft, one of the very few developments in Wake County that surrounds a brand new elementary school and according to wcpss.com is the highest ranked school in the district. This home backs up to the greenway, on the otherside of the greenway is the school, this takes a little risk out of redistricting.

The path on the right side of the photo leads to the greenway which will take you to Sears Farm Park or Highcroft Drive Elementary School.

The community also has a pool and play area. The Highcroft Hurricanes swim team is enjoyed by the many children in the neighborhood.

This home is also located on a 13 home cul de sac with many children of all ages. Highcroft is located west of 55 off Green Hope School Road. Fifteen minutes from Southpoint Mall, Research Triangle Park, nine minutes to downtown Apex, 7 minutes to Beaver Creek (Super Target, Dicks Sporting Goods, Kohls, theaters, restaurants...) 18 minutes to Raleigh Durham International Airport, 25 minutes to downtown Raleigh. Thomas Brooks Park, home of USA Baseball is less than two miles away.

The house is fantastic over 3635 sq ft, four bedrooms, 3 baths a finished third floor media room.

This photo of the front porch not only showes the character of the house but also the attention to detail.

There is a fenced backyard, large screened in porch, first floor bedroom and custom kitchen.

The picture of the kitchen below shows the contrast of the interior and exteriors of the home. The exterior is soft and southern the interior is designed to be funtional and minimialist. Very cool

VALUE: The home is listed at under $500,000 at $498,000 or $137 a square foot.

The average list price for four bedroom in this area of Cary is $143 a square foot since January of 2008.

The average sold price per square foot is $139, two dollars higher than this home!

It is at a $7500 discount before an offer is made and the custom kitchen is taken into account, the superior location by the school is free!

We are using average numbers and this by no means is an average house.

A great house.
