SOLD! - Builder's Home in New Boston, NH

I was a buyer's agent for my client and a tad out of my area in New Hampshire but when he saw this particular home, we both knew he had to have it. The price was almost as beautiful as the property. You can not see from the outside how incredible the inside is (about 3,500 sf), the layout of the land and that pristine salt water pool in the back! I can't wait for the first pool party.

The Portsmouth Book Club July Pick - Three Cups of Tea

Tonight we had our June meeting for the Portsmouth Book Club where we discussed, The Reader, by Bernhard Schlink. Our book club now has over 150 members! We have been growing like crazy. Who knew that we had that many fierce book lovers in Seacoast New Hampshire? I finally took a picture of one of our meetings with a few of our members who came this evening. It is a bit fuzzy. I am kneeling in the front row in blue.

I have not seen the movie yet (which stars Kate Winslet), and I hear that the movie does justice to the book, but for me I was not really compelled to endorse this book as a "Becca Fav". I was too hung up on the inappropriate relationship between a young boy and a fully grown dominant woman. I understand the hormone level of young adults, all too well, yet I couldn't get over how aggravated I was, and angry. So it did not do it for me. And even though WWII and Nazism is a huge focal point for me, and something I love to study, I was not at all drawn into the post-war Nazi trial of Hanna. It failed to move me as most of those trials did and some of the books written about them (Eichmann in Jerusalem, ie?). Maybe I just need to see the movie.

Still, we had a very powerful discussion, great feedback and varying opinions. I may not personally have enjoyed the book too much, but it proved to be a perfect book club discussion book.

Under Contract in Less Than A Week

I recently listed a residential home for sale in Seabrook, New Hampshire. This home had previously been listed on the market for six months but never sold. I listed the same home and had two offers in two days and it was under contract in less than a week. I am still getting calls to see it and to ask if there is any chance of submitting an offer.

**So how did I get a home under contract so quickly in this market?**

I priced it correctly for the market. In a buyer's market, the price is the bottom line. To get your home sold, it has to be priced competitively and appropriately. It doesn't matter if your home has all of the features, bells and whistles which you think will add an extra $100,000 to the price. In this type of market, it doesn't. When you overprice your home, all you do is help to sell a similar property nearby which is comparable to yours but priced much less.

Urgent News for NH Residents - New Mortgage Tax!?!?!?!

taxesMany home owners are already struggling as it is to keep their homes while we are in this economic slump. So does it make any kind of sense when a few lawmakers have decided to propose a mortgage tax? This tax would be an expansion of the transfer tax in NH. So when you buy a piece of real estate, you must pay the transfer tax (already in effect) and an additional mortgage tax.

But it doesn't stop there.....

This mortgage tax would apply to refinance situations! So the very people who are getting "refi's" to help save their homes will get an extra tax, a tax they can NOT afford! Does it make sense to think of new ways to tax the people when the people are already burdened with debt, rising costs, unemployment, unaffordable health care and a poor economy?
