The opportunity to apply at no additional charge for the use of a dock on the Lake of Four Seasons is enjoyed by Members of Hide-A-Way Hills. These docks, however, are assigned on a first come first served basis. Once issued a dock, as long as the required paperwork is turned in by the deadline, a member can retain the use of the dock year after year. In essence, when there is a waiting list it is a one time waiting list.
At the end of the 2007 season, according to Hide-A-Way Hills Club office, there are 15 members on the Dock Waiting List.
Those Members who had a dock last season have been given until April 5th @ 9am to turn in their required paperwork which would include proof of insurance for the boating season and proof of title. While we understand the first requirement for all of our protection, the second demonstrates how the Members of HAH keep the number of watercraft limited on the lake. Uncle Joe's boat is very nice, but our 100 acre lake can't handle all of our friends and relatives watercraft.
After April 5, docks will be automatically assigned to those Members who had received dock space in 2007 and requested a dock for 2008. The dock spaces that are not requested by the 2007 dock holders plus any vacant docks will be assigned from the waiting list on a first come first serve basis. The sooner one is on the list, the sooner one receives dock space.
New Members can call right from the closing to get on the waiting list as it is not required to have the watercraft at the time of requesting a dock.

Title Insurance costs are mandated in the State of Ohio by the Department of Insurance.
The cost for an Owners Policy is set at $5.75 per thousand for the ALTA 2006, up to $150,001.00. The price drops the higher the purchase price. ALTA 1998 policies cost 15% more. The ALTA 1998 covers more and is written into all of my contracts
A Lender's Premium is $4.00 per thousand up to $150,000.00 and then the rate drops the higher the loan amount. However, if the transaction has an owner's policy with a lender policy for residential, the cost is a flat rate of $100.00 for the lender's policy with the cost of the owner's policy.
In this area, it is customary for the Seller to provide Title Insurance to the Buyer, thus typically chooses the title company. Of course, anything can be written into a contract should there be a Buyer preference.

Conrad's Horse Boarding and Riding Lessons
While Hide-A-Way Hills amenities include a Stables there is typically a waiting list for a Member to board a horse. There is also not any riding opportunities for Members who do not own a horse. However, within minutes of Hide-A-Way Hills front Security Gate is Conrad's Horse Boarding and Riding Lessons.
Conrad's Boarding offers the following:
Full Horse Boarding Conrad's does all the work and care of your horse while you come to enjoy your ride and visit. They have 65 acres plus to ride on.
Riding Lessons Conrad's gives riding lessons to those who have the passion to learn to ride. They teach safety around the horse, tacking up, mounting and how to ride. Lessons are offered to ages 5 years and up.
Trail Riding Coming in May, Conrad's will be offering 1-hour trail rides. Since this is a new offering, they can only accommodate 4 people at a time. They hope to grow as the need and demand grow, so saddle up and enjoy a ride in the woods and a scenic ride along Rush Creek.
