This home just popped out at us as being one of the best deals we've seen in awhile. I'm a little skeptical about the reported square footage but it's still a good deal. Once in the home the upper level flows out to the rear yard and it's all level--a real plus in the hills. There's what is being called a permitted room and bath down in the garage making it a three bedroom if it's really permitted. Anytime a room opens into a garage it's not supposed to be a legal room (Uniform Building Code citing). It may have been permitted at one time, making it a legal non-conforming room. Oh and it had nice views too!

What’s going on in Belmont over the Labor Day weekend?

Be sure and stop by the Greek Festival held every year on the grounds of the Greek Orthodox Church at the corner of Ralston Ave. and Alameda de las Pulgas. Over 15,000 people are expected to attend over the three days of festivities.

There is great food and fun for everyone with music, dancing arts & crafts. Admission is only $5.00 for adults and children under 12 are free. This year they’ll have a special “fun zone” for the kids too.Greek_2

If you are a foodie like us you’ll enjoy BBQ lamb, Dolmades, Spanakopita and of course desserts like Baklava layered with honey and nuts. Baklava_2

Here’s their schedule of activities if you can’t decide when to go. This is one of Belmont’s best get-togethers for the community and if you see us be sure and say hi!

We usually get some complimentary tickets since we contribute to the festival's directory so if you’re planning on going let us know and we’ll send some out to you.

The weather is typically warm around Labor Day in Belmont. We plotted the last two years and as you can see the end of August and September is pretty nice (see below) but it's always a good idea to layer in Belmont.

Redwood Shores Market Report--May 2008

Only nine homes traded hands in May, down from 13 one year ago. Over bidding is waning as seven of the nine homes sold for under the asking price, one sold at asking and one only slightly above. The average time it took to sell a home increased to from 13 days a year ago to 21 this May. These are all signs of a cooling market so if you are thinking about a move now may be a great time.

Belmont, Feeling the Chill?

It’s official. We’ve had a month of colder than usual weather interrupted only by a four day stint of hotter than usual days in the middle of May. Being one of best months for warm weather, May sure was a disappointment. And now June, notorious for windy conditions is upon us and it’s living up to its historical reputation.

Here are a series of graphs I produced from our weather station located at our home in the Hallmark Area of Belmont which illustrate the last month’s weather pattern:

Hi_wind_speed_2The Orange line added here shows the high wind speed. It's easy to see why we had warm weather for a few days--hardly any wind.

Wind_direction Finally, this graph show the wind direction. Notice that when the wind shifts to the east, we have warmer weather and invariably when it is from the west (on shore breezes) it's colder.

If you are willing to commute a bit some good Bay Area housing deals can be had

On the Bay Area Peninsula, the housing values have remained fairly stable with low foreclosure rates and local job growth. But there are still relatively good deals to be had. One needs only to venture north to the upper end of the Peninsula--cities like San Bruno, South San Francisco and Daly City--to see the drastic discrepancy in the markets. For example, on the southern end of the Peninsula, in Palo Alto for instance, the median price has continued to rise slowly, while in Daly City the values have reached levels which pre-date the run-up in 2005. Of course living in Palo Alto has its benefits-not the least of which is a housing market well insulated from wild fluctuations, but it takes money to make money. Notice that the median home price in Palo Alto is more than double that of Daly City.
