Benjamin Brown

One of the greatest things about Cache Valley.

AGGIE BASKETBALL

My family went to the first regular season game this year. This is a tradition that many Cache Valley Families have. The Spectrum is tagged as one of the hardest places to play in the nation. We currently have one of the longest home winning records over the past 5 to 10 years. Nobody wants to play in Logan Utah because they will not go home with a W. We routinely have 20 win seasons and play in post season.

Aggie basketball is the place to be during the cold winter Cache Valley Nights.

One of the kids favorite parts of the night is when BIG BLUE the aggie mascot comes walking up the stairs and pauses for high fives and pictures.

About Benjamn Brown Your Professional Realtor

I grew up in Ogden Utah and participated in High School Sports. We had a modest upbringing and went to a rough high school. I served a mission for my church in the California Santa Rosa Mission from the years 1996 - 1998. I attended Weber State University in the fall of 1998 and moved to Logan Utah in the Spring of 1999. I got married to my best friend Sherrie in June of 2000. We had our first child Kylee in Aug of 2002. I graduated from Utah State University with Honors and with a degree in Flight Technology. I was a flight instructor for the university for 2 years while I ran my small moving business Smooth Movers, and tinkered with Real Estate. I earned my commercial Pilots license on 9-9-01 two days before our nation came under attack and the towers fell in New York City. This put the brakes on my aviation career so I pursued my real estate license. I started with C-21 and then went on to @ Home Realty Network for 4 years. In Sept 2004 my son Conner was born followed by my daughter Tianna in Nov of 2006, My wife is now pregnant with another son due in March of 2009. In January of 2008 My brother and I started Cornerstone Real Estate Professionals and had a vision of a small professional office that maintained a high level of performance centered around very professional Realtors. We grew faster than expected and have had a great year even in this down market. I look forward to serving our clients for years to come. We love Cache Valley and want to share in making others dreams come true. We also love the pride we have in being Realtors.

Anyone else out there think the lenders have swung way to far the wrong direction Again?

I'm wondering if any one else is getting frustrated with the current lending guidelines. I am all for tightening up on the years past but I have a great buyer that cannot get a loan. As an agent I have done everything right, the listing agent has done everything right, the builder has been very flexable and has done everything right. My buyer has already made over $100,000 this year as shown on a P and L from Quickbooks, of that $54,000 is shown as w2 income, mind you this is for the first 10 months of the year. He has above 740 credit and sold his home a year ago and paid off any debt he has. And he has over $20,000 to put down. The thing that is hurting him is he had a lot of business debt on his 2006 tax return that no one is willing to look past. This is the reason he restructured his business and cleared off his debt. He has a gguaranteed $75 grand coming in next year as residual income and he can't even get a loan with a $2500 payment. He positioned his self to buy a home the way any financial planner would advise (which is what he is). The only debt he has is a small truck payment. He owns his van free and clear has lot's of money in other assets, and he has no credit card debt.

Please washington fix this problem as solid and fast as you can. If this guy can't get a loan than who can. We need to fix the lending and Housing crisis before anything else will correct itself. Come on Banks let your money go out it will be alright.

National Realtor Convention Orlando

I went to Orlando this week to attend the National Association Of Realtors Convention. It was a very good time. My Co-Owner Robert came with me. We were surprised about the prices this time of year in Flordia. We stayed in a 3 Bedroom Pool Home in a very nice neighborhood for 5 nights for under $500. Our rental cars were only $110 for the week and we paid $2.07 per gal for gas.

The convention was very worth while. Some of my faviorite moments were listing to L Yun talk about our profession and how the real estate market is the main thing driving the economy right now. Washington now finally realizes this and knows they need to fix it. Please Hurry.

We also were able to hear Lance Armstrong speak. He was very inspiring. I did not realize he had as much cancer as he did. He had cancer below the belt but also in his lungs and brain. There were around 7000 people at his meeting.

I was also inspired in being a Realtor after hearing how important and how much we give back to the community. They highlighted the good neighborhood awards folks and there stories were amazing.

We bought all 121 classes on CD's so that we can listen to the classes we did not get to. We plan on sharing them with our agents to inspire them as well.

Universal studios was rented out for the Realtors on Sunday night and that was fun. The mummy was my favorite ride, and the classic jaws had robert way freaked out.

We ate at outback, margritiville, and this fish place so the girls could get some king crab and this place had the best bread with coconut and pineapple in it.

We woke up around 6 AM every morning to get to classes on time which is 4 AM in Utah. We did not do much in the day light until the last day in which we went to Clearwater Beach. We took sunset Pictures, walked the pier, saw someone catch a shark, and saw this guy make pictures using spray paint and a putty knife.

Brought home tons of stuff home for the kids from the expo which had cool booths all related to real estate. And Robert and I brought home a couple of GATOR HEADS, really come check them out in our office.

Looking forward to next year in San Diego CA.
