Walk for Valley Fever-November 1, 2009-Phoenix Arizona

Like to walk in sunny, pleasant weather? Want to do it for a good cause? Mark your calenders for November 1, 2009. If you live in Arizona, or are planning a visit to the Phoenix area around November 1, 2009, and you are a walker you'll be interested in the upcoming "Walk for Valley Fever".

Activities take place from 8am until noon. If you register by October 15th, the walk is only $20, after that it is $25. Location is Downtown Phoenix. The Walk begins at 550 E. Van Buren near the Medical Center of the University of Arizona. Canine companions are welcome! Especially Valley Fever survivors. (Be prepared to pick up after your dog.)

This is a good way to have a nice walk in the desert and also help a good cause.

Zip Code Changes Bring Unexpected Results for Some East Phoenix Arizona Valley Residents

Who would have thought when an area gets a government mandated zip code change that for some residents havoc is the result? In the East Phoenix Arizona Valley there were several areas where the zip codes were changed as of July 1 this year. One expects that when a new zip code comes into effect that businesses have to change out their business cards, letterhead and such, and people need to advise their utility firms, etc also.

But for some individauls, they have found they are being denied medical insurance because the companies are thinking they moved - say what?

Foreclosed Rental Property-Issues for Tentants and Landlords

This year we have had some of our home buyers needing to buy a home quickly because they were going to end up on the street due to the landlord of their rental being foreclosed on. When a mom comes home with her little babies and finds a note taped to the door of her rental that says the home is now going into foreclosure, panic sets in and the family needs to get a home quikcly.

Under a new federal law that took effect May 20, 2009 there are some new rules and changes that affect the renter and the landlord. Most times whether one is a renter or the landlord they should seek legal advice to be sure of their obligations and rights under this new law.

There are also some new tools for renters where they can check up on a landlord to see if the owner is behind on their mortgage, or to check on a property BEFORE they sign a lease.

Bye Bye Buzzard Day at Boyce Thompson Arboretum- Gold Canyon Arizona

Sept. 26 (Saturday) is the date this year for the Boyce Thompson Arboretum "Bye Bye Buzzard Day".

In addition to about 50+ of these wonderful birds, there is also the ability to be able to see up close and personal a real, live turkey vulture from about 8:00 am til 2:00 pm named "Ed the Education Turkey Vulture" plus other charismatic critters that the Boyce Thompson Arboretum has in store for you for this event.

Option Adjustable Rate Mortgages Bring New Arizona Foreclosures

Arizona is expecting to see a new round of foreclosures due to the option adjustable rate mortgages that are beginning to reset. In Arizona, the attorney general is estimating that 128,000 of those mortgages will reset over the next year.

The loan’s interest rate also may have been fixed at a low level for the first few years with a “teaser rate”, but then reset to a higher level. New monthly payments can be five or 10 times what the homeowner/borrower has accustomed to paying. The average family can’t begin to pay these new payments – even if they have good jobs. Many of these mortgages tend to be “jumbo,” or for significantly large amounts which makes it even harder for borrowers to do anything except foreclose on the home.

As an example, we saw one homeowner where both the husband and wife had excellent paying jobs, but they also had a lifestyle with a lot of expenses. Their option-ARM mortgage payment had been just under $3,000. per month and they were doing fine in making that payment. However, overnight the mortgage payment jumped to a bit more than $10,000. per month! Even with good jobs, there was no way for them to make this sort of mortgage payment. The result was the home foreclosed.

Foreclosures are not going to be a thing of the past anytime soon it appears.
