1 in 10 people have missed a house payment. This is a National Statistic that I recently heard about while talking with an associate.. To me that is a little mind blowing. A short sale may be the answer. The problem, and there is probably a multitude of reasons why, people do not contact a Realtor quick enough. They usually wait until they get a foreclosure notice or worse yet a sheriff sale notice. They should be contacting a Realtor as soon as they have missed that first house payment due to a life changing event.
I have just received a clear to close on a short sale in the Toledo Ohio area. The date of the contract was 6-10-09. You may think I am a little crazy, but I believe this is an area I want to start to focus on in my business. This short sale was with 2 creditors. Two make matters and a bit more complex, we received a quick approval by the secondary creditor and by the time we received the approval of the primary creditor the file of the secondary was turned over to a new secondary creditor. However, I and the other Realtor have worked very closely. The buyers lender Cecelia Jacobs at Bank of America, cecelia.jacobs@bankofamerica.com was instrumental in getting the "clear to close".
The first time home buyers are getting a great value on their new home. Even the sellers are happy that they can now move on with their lives.
The reason why I want to focus on this area is I do not want to list bank owned properties. They are a quicker sale than a short sale, but I like the idea of someone in a home, taking care of the home, the utilities are on, and maybe helping someone whose credit score will be lowered due to the short sale, but their credit will not receive the hit of a foreclosure.
I am currently in the process of developing a plan of action along with Bob Lohman of the Lohman Teamto make this process more streamline. A more streamline process for not only us as Realtors, but the current home owners, the buyers, the creditors, the lenders and the attorneys. It will be an interesting road, but one that I am looking forward to traveling.

Downtown Toledo Ohio was a Buzz of Activities this July 4th, 2009. The Lohman Team was there to enjoy the fireworks, and the Sights and Sounds of the City.
As we all know this year has been hard for many. In keeping with the spirit of we should help each other, the promoters of the fireworks decided to charge an admission fee to help those less fortunate, or if you did not have the money you could bring a canned food item as your admission to the festivities. What a Great Idea. The place was just packed.
So what about the fireworks. The fireworks were Great and I don't think anyone was disappointed.
I was a bit disappointed that none of our government leaders were not there as a group on stage just before the fireworks as a sign of unity to wave and say hello to the crowd. It would of been nice to have seen Democrats, Republicans, and Independents all together on one stage without an agenda, and to just say Hello and Thank You for coming.
