At first glance, it looked like a Buyer Bonanza with an unusually large number of new listings entered the Sedona Verde Valley MLS market area yesterday, with 34 of the 45 new listings Residential, 2 Commercial (anyone looking for a building supply company?) and 9 vacant lots. Usually when there's that much new inventory on one day, it represents a bulk offering such as a subdivision of building lots. Yesterday-it looked like it was all over the board. ??? Or...did April Fool's day come late to Sedona???

A closer look revealed the report was pulling in properties that had been on the market for up to 1,170 days! So-apologies, this report is unavailable today. The errors have been reported to our MLS provider.

A manual search reveals a truer picture: 9 new listings, 6 Residential, 3 Vacant Land. Still, there are some very worthwhile buys. Take a look:

The lone Sedona home for sale is a Village of Oak Creek townhome with an exceptionally nice location on the Oak Creek Country Club golf course. It is beautifully updated and a good buy at $275,000.

The remaining 5 listings were Verde Valley Foreclosures, ranging from $33,900 for a fixer on a view lot in Rimrock AZ (cash only due to condition), on up to $99,000 for a lovely 2004 Cottonwood AZ home for sale in the Crestview subdivision (my pick as best value of the bunch).

The best buy in Sedona Vacant Land for sale is a gorgeous 2.44 acre parcel in exclusive Cross Creek Ranch with JAW-DROPPING RED ROCK VIEWS for $279,000. This parcel was originally listed at $775,000!

If that's out of your budget, what about a 1/3 acre lot in Rimrock AZ for just $10,000?
