One of my favorite mortgage lenders, Paula Hudgins with Mission Mortgage just shared this press release with me. I thought it was good news worth sharing with you.Cedar Park's newest luxury single family home community just broke ground.
"A new luxury residential development is breaking ground on The Reserve at Brushy Creek. Its a 30 acre community that will eventually build 130 single family homes near the intersection of Brushy Creek and Parmer Lane. The developer is Milestone Community Builders, one of Mission Mortgage’s preferred builders. We have been working with Milestone for some time and have found their homes to be well-planned and constructed. We have watched them successful launch a number of projects and we are very proud to continue to be one of their lending partners.
The new development is estimated to cost upwards of $25 million to construct and Milestone has announced that they will be selling homes from their Pinnacle Home Collection – their luxury line of homes. Specific models and pricing have not been announced. The plans call for a centralized amenity center for the use of all residents. The amenity center is designed with indoor, outdoor, and covered outdoor spaces along with a family-friendly swimming pool."

Today as I sipped my morning coffee on the back deck I heard lots of singing birds. Now this is not strange as I have several bird feeders and bird houses in my half acre yard. For five years I have had a family of Wrens that set up housekeeping on the backside of my temperature gage on the pack porch. What I did not expect was to be able to watch a pair of Carolina Wrens house hunting. One of the birdhouses that has been in my yard for ten years was under scrutiny. One of the Wrens was perched on the house and calling to its mate. The mate sat on a branch about five feet away and looked skeptical. As Realtors we all know that look whether man or beast its easy to spot. The pair of wrens animatedly chattered to each other oblivious that I sat ten feet away watching this exchange. I was wishing I had my phone or camera to capture this exchange. After a few minutes the second bird flew over and stuck its head inside the house. She looked around and hopped inside and outside four times. Any mother wants to make sure the house is safe for her children. This process took about ten minutes. Both birds flew off and I thought they had ruled out my birdhouse. Then I noticed that one of them was back with some small sticks from the yard. Voila it appears I have some new neighbors!

Austin Texas has a lot to offer a home buyer. Our luxury home market has been exploding over the last ten years. There are more luxury homes for sale in Austin than ever before. Enclosed you will find details on the six most expensive homes in Travis county Lake Travis that are for sale now. You will find the number of "days on the market" before selling varies quite a bit but the average is 341-Active Days and 789 Cumulative days on the market. So you can easily see it takes much longer to sell a super luxury home. All of these homes have top of the line features and finish out. A few are waterfront lake properties. One has over 300 feet of Lake Travis shoreline. As a south Austin residential Realtor, I live in the car dashing from one showing to the next. So I have the opportunity to see the latest and greatest additions to our community. I want to share some of the most recent changes in our local Austin landscape.
Now Open: The Hollows at Slaughter Creek- Pulte Homes has just revealed they have 211 lots and are building new homes with 1273-1980 square feet. This community is on West Slaughter Lane, in between Manchaca Road and South 1st Street.
Kerbey Lane Cafe - After 25 years at 2700 S. Lamar they have moved a few blocks south. Now you can find them at 3005 South Lamar by Torchey's Tacos and the Phoenicia Bakery. The new space is much larger and has more parking. So hopefully the long waits for weekend brunch will be a thing of the past.
Pakwan- If your in the mood for some fine Indian dining head to Pakwan located at 3601 West William Cannon. This is just west of Brodie Lane and William Cannon intersection. The decor is far nicer than one would expect in a strip mall. The food is the best Indian food I have had this side of London. You may check out their menu here www.PakwanAustin.com.
Sap's Fine Thai Cuisine-Located on the southeast corner of Westgate and highway 290, 4514 Westgate Blvd. For the last four years they were known as Madam Mam's however due to a parting of the ways the owners have divided their local Thai restaurants. So the name of this location has changed from Madam Mam's, to Sap's Fine Thai Cuisine. The owner Sap can be found here most days overseeing this busy location. His attention to detail has made this location very popular day or night. On cold winter nights there is usually a line for in house dining patrons as well as a long line to pick up ToGo items. Alamo Draft-house Cinema-Located in Circle C on the southwest corner of Slaughter Lane and South MOPAC. This is the newest Alamo Draft-house location owned by Carrie & Tim League. This is a great venue where you can simultaneously eat dinner and have an adult beverage while watching a movie. In fact they were the very first theater to offer this option and while they have been imitated, but not matched in food quality or service.
Whole Foods-The Shops at Arbor Trails is getting a new Whole Foods in the former Haverty's Furniture location. So now you can walk or run around the Arbor Trail and pick up a gourmet and organic snack afterwards. Anticipated open date is set for late spring 2012.
The Ranch House Apartments- Is going to open very soon with 272 units. It is located just west of the Brodie Lane and Slaughter Lane intersection. This community has one, two or three bedroom floor-plans. They range in size from 698-1245SF. This property is close to Bowie High School, Randall's, Maudie's Hacienda and some of the units face the Brodie Park.
