Metroparks of the Toledo Area are a fantastic asset to the area

The Metroparks of the Toledo area are such a wonderful "jewel" for the Metro area. There are "12" that's right 12 wonderful parks. They are located as follows:

  2. BLUE CREEK CONSERVATION Waterville/Whitehouse area
  3. FALLEN TIMBERS Maumee area
  4. FARNSWORTH Waterville
  5. OAK OPENINGS PRESERVE Whitehouse
  6. PEARSON Oregon
  7. PROVIDENCE Providence
  8. SECOR METROPARK Sylvania
  9. SIDE CUT METROPARK Waterville/Maumee
  10. SWAN CREEK PRESERVE South Toledo
  11. TOLEDO BOTANICAL GARDEN West Toledo
  12. WILDWOOD PRESERVE METROPARK West Toledo/Sylvania

All of these parks have wonderful walking grounds. Various fybyersmithestivals, jazz nights, art shows and so much more. The larger parks have mile markers and various trails. A lot of these Metroparks have nature viewing areas that are very nicely done so that you feel as if you are nose to nose with different squirrels and birds.

All or most of these Metroparks are Dog friendly and you will see a lot of people walking their dogs actually. So go out and check these wonderful Metroparks out! They are wonderful places to get back in touch with nature and relax!

There has never been a better time to buy a home in the TOLEDO METRO area!

The Toledo Metro area is not only a great place to live, but it is also a great place to buy your next home. The list prices on the homes that are on the market are great investments as they are. Most of the sellers and listing agents have already adjusted the pricing of the homes to reflect the downturn in the cycle.

BUT Cycle it is! The market is beginning to come back and I truly believe that you will see a hard shift in the pricing by June of 2008, because the market may start to even back out and not just be leaning towards buyers. It is becoming a more delicate time because if you wait too long a buyer might just outsmart himself and not only miss out on the great buys that are out there but also the low interest rates.

I guess what I am saying is Buyers don't be greedy--or you will miss out on a fantastic opportunity that we may not see again for 20 years.

2007 Statistics

  • $0-$100,000 3539 Units 45%
  • $100-$160,000 2239 Units 29%
  • $160-$200,000 868 Units 11%
  • $200-$300,000 826 Units 11%
  • $300-$400,000 209 Units 3%
  • $400,000+ 125 Units 2%

Conclusion: 45% of all sales from January 1, 2007 - December 31, 2007 were under $100,000, 74% of all sales were under $160,000 and 85% of all sales ere under the $200,000 price range.

Showings: Average days on Market berfore selling was 115 days with an average of 9.3 showings before selling.

Inventory: Nationally, Inventory rose to 22 year highs, whereas locally, Inventories fell 3.74% for Single family homes and Condominiums from 23,855 units to 23584 units as of December 31, 207. With a 15.98 month supply of homes on the market.

Monclova Ohio Statistics/Demographics

Well Monclova has "arrived". This lovely community now has one of the hottest shopping malls in the area-Fallen Timbers Shopping Center is beautiful. While there are a lot of brand name stores there are also wonderful stores that are owned by locals and have wonderful new and different merchandise that you can't find in the typical box stores. AND the restaurant selection is fabulous! You will definitely be able to please whatever you are craving the day you visit there!

The demographics for Monclova Township are as follows:

Poplulation = 2,389

Land area is = 13.56 square miles

Density = 176.14 (people per square land mile)

There is quite a bit of new construction in the area and new subdivisions that are very well planned out and have walking trails or are connected to one of the rails to trails walkways which are a wonderful asset to this area!

The Sylvania, Ohio community is a lovely place to live. It is very conveniently located with expressways easily accessed for a 45 minute drive to Ann Arbor Michigan or a 50 minute ride to the Detroit Metro Airport. The Toledo Express airport is only 20 minutes from Sylvania as well. There is ample shopping with the Westfield Mall right in Sylvania/Toledo. The restaurant choices are amazing with every ethnicity you can dream of.
