3rd Q stats show that sales in Hanover for single family homes were down to 28 compared to same quarter of '07 with 38 sales. The average sales price of homes was also down this year, to $471,000 compared to $541,000 in '07. Days on market were elevated this year to an average of 178, from 163 same Q last year. So the opportunities are there for buyers, if they are ready! Sellers have gotten the word that to sell, they have to lower their expectations, and to listen carefully to all interested buyers.
That's right! Right now values in home prices in Hanover, Ma, according to MLS, have sunk to 30% of the value realized a year ago, second quarter of '07. Hingham is not as bad, with little over 7% decline in value, and Duxbury realized the least, only 0.53% decline over last year! Check out homes for sale on my web site, redhousere.com.
Hanover, established in 1727, has 4062 single family homes, and 153 condos. Sales in '07 for single family homes were off, 135 sales in '06 vs. 117 sales in '07, with a sales volume of $135,000,000+ in '06 vs. $114,000,000 + in '07. The first quarter of '08 was just about even with '07. That's the good news. The activity in April '08 was $4,961,800 vs. $7,655,000 in '07, off again! We currently have 18 pre-forclosure properties and 12 auctions being scheduled. We are 20 miles south of Boston, just one town away from the coast line which means beaches, and harbors. Just a few hours north we have New Hampshire and Maine skiing. Our mall sports WalMart, Macy's, Circuit City, Panera Bread, and Target is coming in. A nice place to live, a nice life style!
