The State of Maryland has a tremendous program in place to help reduce Nitrogen preoduced by septic systems. Actually in invovles replacing your septic system. Don't panic the upfront cost is fronted by the home owner and then reimbursed by the state as long as their criteria is met.

Twenty percent of property owners in Maryland rely on a septic system for wastewater treatment. The average person using a septic system delivers about 9.5 lbs of nitrogen per year to the groundwater. If you live on one of the over 51,000 properties in the Critical Area, the land within 1000 feet of tidal waters, and are served by a septic system, approximately 80 percent of the nitrogen from your septic system would reach surface waters. That is over one million pounds per year. You might be thinking, "I don't live anywhere near the Bay, what does that have to do with my system?" The truth is you don't have to have waterfront property for your septic system to have an impact. All septic systems discharge nitrogen to groundwater. While some of this groundwater is consumed as drinking water, much of this groundwater is discharged to surface waters. This means that all septic systems are contributors of nitrogen to our local watersheds. It's not just a Bay issue; it's a Maryland issue. From State of Maryland Department of Environment website

How did we get here?
Years ago, prior to us obtaining real estate licenses Teresa and I had a home to sell. We contacted an agent that we assumed to be knowledgeable. This person was glad to hear we wanted to sell our home and the agent claimed to have a buyer for the property. We later learned there was not potential buyer. The property was later placed on the MLS. A day or so later another agent brought a potential buyer who decided to make a "full price offer". As the process went on we had the appraisal and the house didn't appraise for the asking price. Our agent advised us the only thing we could do was lower our price (approximately $10,000) to allow the buyer to complete the purchase. We later learned we had more options.
We decided from that point not to let this happen to other people and we began the journey to become Licensed Realtors. Our goal is to make sure that each clients goals are met with ethical results.
Who is Teresa Bennett?
Teresa is the Bennett Group Leader. Having worked in corporate management for over 13 years she brings her strong management skills and patients to the real estate arena. Teresa is a tough negiotator that pays attention to the details. Her communication skills makes it easy for her to converse with people from varied backgrounds.
Who is Joel Bennett?
Joel is an agressive marketing professional. Joel has over 20 years of experience in the corporate marketing arena. If it can be sold -Joel can sell it! Joel ensure each property reaches the proper market demographic by creating a complete marketing plan. Having led several sales forces Joel is a natural at training the Bennett Group Real Estate Team.
