Thank the Veterans you know.

Veteran's Day is tomorrow on the 11th of November. On this day millions of Americans will wake up not even thinking about what this day is for, classrooms around this country will not note it, and news media outlets will cover its events only if they have time left to do so.

I only ask you to take a moment to think about what was done for the citizens of this country.

And give a simple thank you to a veteran that you know.

How Long are your poll lines today?

Today is an historic day!

It will be a day of FIRST: our first black President or our first female Vice President. But one of the most reported events of the day with be the length of the poll lines and the poor voters who are waitng in them.

So, how long are your poll lines today?

Can a you fix the problems that you find?

Can a you fix the problems that you find?

This is a question almost all first time home buyer will ask me at some point during the inspection process. The answer I always give is 'No, is would violate InterNACHI's (MY) Code of Ethics'.

  • The InterNACHI member shall not perform or offer to perform, for an additional fee, any repairs or associated services to structure on which the member or member's company has prepared a home inspection report, for a period of 12 months. This provision shall not include services to components and/or systems which are not included in the InterNACHI standards of practice.

This is an important question to ask an inspector before the inspection because it opens up to you the quality of his/her character.
  • I, personally, will not even give my clients a list of referrals for any work that might need to be done, I will tell them to research it on the internet or better yet ask family, friends, co-workers, or neighbors.

    Have your listings inspected.

If you are either a seller or an agent one of the biggest nightmares for you is the 11th hour home inspection. As a home inspector I see the nervous looks and the sweat on the brow of the buyers, sellers, and agents every time I do an inspection. Oh, what is he going to find! Man he is going to KILL this deal!

Well home inspections do not need to be a nightmare if they are done on the front side of the listing. Have the inspection done at a more convenient time for the seller with the input to correct any omits or misstatements that might be on the report.

After the listing inspection the seller and listing agent will know needs to be repaired (if any) before the first buyer walks in the door. You also have a report from an unbiased third party that you can use in marketing the listing. If repairs are needed you will now have time to schedule and complete them; instead of trying to correct them at the end of the sale.

At the end of the day a sellers inspection will streamline the sales process by reducing your fear of the unknown.
