Ok, I admit it, the title is a bit much. Have you heard this? "I'm not going to buy anything right now because the world is coming to an end." Well maybe not quit like that but you know what I'm talking about. They have to wait until that happens so they know where they stand and they're all fuzzy and safe. The truth is, many of us have the inability to make a decision. In most cases, it affects not only themselves but their spouse and/or children.

If you have not heard, the Florida Market is picking up, you may be listening to the wrong source for your news. By the time you hear the news, it's Old News! In the Charlotte County area, we're fairly flat right now as far as prices are concerned. To find an outstanding bargain on a Nice Property is getting tougher. I do several BPOs for lenders and servicers and nearly all of the properties I have been seeing have deferred maintenance. Some have lawns so high that you'll need a bush hog or heavy equipment to turn over the vegetation so you can start a new lawn. Certainly this can be done however the multiple offers coming in are from savvy buyers that are a step ahead of the game. Are they a step ahead of you?

It's human nature to procrastinate or create a reason for not doing something right now but if the truth be known, it's the movers and shakers that get the bargains and brag about it later.

I've been selling some excellent condos, villas and single family homes to smart thinking people that already know this. I didn't need to tell them. Most of them are in their late 40s to 70s. Most have good credit or pay cash too. Now I realize that not everyone is in this position. If you are and you have been thinking about the cold, nasty, freezing, gray sky season that is upon you, you might want to think long and hard about getting your place in the sun.

I hear some people say "I really like the seasons and the snowfalls. They're beautiful." Right! Take a vacation up north while you beat that long wintry weather if you want to see that. My guess it will take you about 3 days and you'll be ready to come back home to blue sky, warm weather, ocean views, a day on the golf course, a day at a pro football game or any other sport you like, a day on the boat just cruising or fishing and then a Pina Colada on the lanai at the end of the day. There's nothing like watching the steam spew out of the mouths of the pro-football players while you nurse your soft drink from your patio.

It's all about lifestyle and what is most important to you. After all, all we have is time isn't it? How much time do you have left? We don't know but as for me, you couldn't pull me out of my paradise with a tow-truck! Come down this fall and beat the rush for the best bargains. In Florida, August, September and October are the best times to be shopping.

Have a great life. Control your life, don't let it control you.
