Today I received the exciting news from a client that their house sold in just 3 DAYS AFTER STAGING. This always makes my day and confirms that home staging or property styling is a valuable service that really makes a difference in obtaining a successful sale for clients.
Just before Christmas, I received a call from a wonderful lady who wanted to know if staging her home would be something she could consider, especially for an average priced family home. Absolutely is what I told her. After speaking with her, I learned that their house had been on the market for 4 months without much interest. Their real estate agent, who was experienced and established in the Calgary market felt that staging would not help in getting their house sold. A point of view unfortunately still shared by many experts in the real estate industry.
After several months of little or no viewings, this family decided to invest in staging to better market and sell their property. The plan was set for them to move into their new house, leaving their existing home to be cleaned, updated and finally showcased using new furnishings. The results were amazing and brought back RESULTS. In only 3 days after the staging and re-listing their house, this family had a firm offer and a SOLD sign on their front lawn.
The family's agent later commented on how he was impressed with the impact the staging had made, and how reasonable the investment/cost was for staging the house. The photos of the property taken after the staging also attracked more buyers on the first listing day than the total buyers who had come through the house in the past 3 months.
Here are a few pictures of this average family house in Calgary. We staged it late last week and it is now SOLD. See how staging of the main rooms made this house really feel comfortable and inviting.

Whether a property is older or of new construction, staging or styling REALLY WORKS. With a very happy family and a SOLD sign on this staged house, my day ends on a very happy note.

Investing in staging this small much older home was one the of the best investment these homeowners did. This house originally built in the early 1920s was in much need of a fresh look in order to get it sold. So ... this is what we did at 719 - 18th Avenue NW Calgary Alberta.

With a total square footage of just over 960 sq ft, this small house still had big potential. The space was open and the hardwood flooring made it flow throughout.

The master bedroom was very difficult to assess at to what size furniture could fit and be placed. By using a queen bed and night table this gave this room a sense of scale and much easier for buyers to evaluate and see that they could actually get a queen bed in this very small room.

Overall this staging project was alot of fun and now lets this little house be a star. Congratulations to its owners as well who gave birth to their first daughter as we were working hard at styling their home for selling.

This summer I had the privilege of staging an executive home assessed at 2.8 million $$$. It was a big project and one that I am proud of. The home was over 5600 sq feet with three livingrooms, five bedrooms, a media room, 4 bathrooms and a beautiful loft. For this project I hired experienced stagers to be part of my team. These 5 wonderful ladies pulled up their sleeves and worked hard to give this home a fresh and inviting look. With their hard work and talents, this occupied home went from being incomplete to stunning. I thank Gisele, Sue, Kristi, Pauline and Dianne for their hard work.
Here are several after pictures of this staging.

The house had stunning architecture and beautiful woodwork. In this living room we defined a sitting area with the focal point being the fireplace. We also pulled the furniture away from the windows allowing the room to feel bigger. The light coloured furniture made this room feel calm and truly inviting.

In the kitchen we added barstools to complete the island and simple accessories to decorate the kitchen countertop. We kept the decor simple so buyers could truly see the beautiful cupboards and granite counters.

In the family room, we exchanged a set of burgundy leather sofas for a cream sofa & loveseat set. We also exchange a wooden coffee table with a dark leather ottoman. These new furniture pieces helped accentuate the colours in the fireplace, windows and hardwood floors. The room felt open, warm and became a great place to relax with family.

The original furniture that was in the family room was taken to the lower level recreational room to create another sitting area. The tile flooring was left exposed to be appreciated by potential buyers.

For the master bedroom, new cream bedding & pillows were purchased to create a hotel like setting. This relaxing room offered lots of space and comfort. A beautiful ensuite completed the room with a glass shower, granite counters and a large jacuzzi tub.

The remaining bedrooms were dressed with fresh linens and bedding making each room feel like a retreat.

For the home office, the loft was transformed into a quiet space and sitting area. The natural light made this room feel bright and alive. A great place for great minds.

All in all this staging project was a great success. The family was thrilled with the new look of their home. Multiple viewings have since taken place with great feedback and serious interest from buyers.
