
There have been lots of rumors circulating everywhere and anywhere about how the new stimulus plan is going to affect home buyers and sellers. The best rumor that I heard so far (In My Opinion) is that the latest bill contains a provision that allows a person who purchases a home within the next year to earn a $15,000 tax credit that does NOT have to be paid back as long as certain conditions are met. I have not seen any language that it only applies to first time home buyers as of yet and have not heard if it has been approved officially or not. If in fact the $15,000 credit is approved for anyone who purchases a home within the next 12 months, I think that will definitely help the fence sitters. The only stipluations that I have heard are that:
IT MUST BE YOUR PRIMARY RESIDENCE (Sorry Investors)!
YOU MUST OWN IT AND OCCUPY IT FOR AT LEAST 2 YEARS!
What have you heard? What do you think? Will something like that clean out our over inflated inventory of unsold homes that have saturated our markets? Will it encourage people to get off of the fence and BUY or will it encourage them to remain on the fence to wait for the next deal offered by UNCLE SAMMY?
I have a client who keeps telling everyone that he is going to wait for the 4% to 4.5% to come and didn't want to refi when he could have gotten 4.75% a few weeks ago. Is 4% or even 4.5% coming anytime soon? Well, let me say first, like I also tell all my clients who ask me if now is the right time to lock their loans, IF I HAD THAT CRYSTAL BALL AND KNEW THE ANSWER I WOULD BE A BILLIONAIRE AND SO WOULD ANYONE ELSE WHO KNEW THE ANSWER FOR SURE!
I may not know when the rates if ever will get to 4% - 4.5%, but I know this, according to an article that I read in this past Friday's USA Today newspaper, the bill that was proposed to encourage banks to issue rates of between 4% - 4.5% was defeated and doesn't look like it is going to happen anytime soon! I read an article in Friday's Baltimore Sun newspaper that said that Ray Lewis is not going to give his hometown of Baltimore a discount. TO READ THE FULL ARTICLE CLICK HERE!

One thing that really ticked me off personally was his comment in the article at the end when he says "With everything I given to that city...". How about ALL of the support that THIS CITY GAVE TO YOU THROUGH ALL OF YOUR LEGAL PROBLEMS, ETC! In my opinion there is NO OTHER CITY that is going to be as welcoming as we have been given his past off the field antics! Maybe he has grown up now, but people in other cities don't forget. I won't forget what Michael Vick did? Will you?
P.S. Ray, if you do decide to leave just for a buck, BALTIMORE IS NOT YOUR CITY!

My favorite Super Bowl ad was the one that Sobe did with Ray Lewis (only because I'm from Baltimore and it was in 3D). They gave out the 3D glasses today at the grocery store for tonights game. If I wasn't from Baltimore, my favorite one would probably have to be the one from Career Builder (the one where the people hated going to work, worked next to a guy like this, cryed all the time, and sometimes felt like punching small animals, LOL)!!!
