The cold winter months are quickly approaching here in Livonia and Northville Michigan. With all the shake up with our big businesses lately it's hard to imagine much real estate relocation happening at all. I would like to say that for me and my team we generally experience a bit of an upswing with corporate relocation buyers and sellers during the months of January through March. It is still early December and we have two buyer's relocating here from other area's. One found the home they love and are writing an offer this weekend and the other has their home search narrowed down but not in as big of a hurry. We are just one small group of Livonia/Northville real estate agents so I imagine there are others experiencing the same thing. If you are going to be selling your Northville house imagine that these people would not even know your home is available if it is not currently on the Northville real estate market.

Hi my name is Bob Jakowinicz real estate agent serving Westland Michigan. I received 4 calls today, all before Noon, from potential home buyers looking to buy bank foreclosed houses in Westland. So let's take a look at the current real estate market in the area.
What is a bank foreclosed home? Foreclosure is basically the lender taking the house back from the borrower because the borrower defaulted on their obligation by failing to meet agreed upon repayment terms. To learn more follow this link Westland foreclosure information.
Remember the lenders are going to try to get as much of their money back from the house as possible. The lenders do no want the house back in most cases and they are not always in the best condition when they get them back. Once a house is put on the market from the lender, they do it in basically the same way everyone else does. It is listed on the Michigan market with all the other homes. Usually you will see things like (as is sale) (lender to hold EMD)(Bank Owned) to give you a hint it is a bank foreclosure.

What is a bank short sale? This is basically when the seller of the home owes more than they can sell the house for. If this is the case and the lender agrees to allow this type of sale to happen----We now have a short sale. A short sale can be tougher for many buyer's to deal with, due to the fact they can take much longer for answers to things like: Is the offer accepted? When will we get the paper work? Etc. Etc.
