Umm, mmm! I met a nice guy that does credit restoration for coffee today. And no, even though I'm a real estate agent, it wasn't my credit I was fretting about. I actually was meeting him because I expect that several of my clients in the coming year will benefit from credit restoration and I want to find the best. More about "Mind Your Own" in another blog.
Today, I want to tell you about Di Tazza. A nice, locally owned (family owned in fact) coffee shop over on the east side of Vancouver. Tucked away in the strip malls off McGillivray and 164th Ave, the shop offers good coffee, friendly interactive service, and some amazing looking treats. I can't tell you about the lovely pastries and the tempting sorbets from a first hand perspective, but they look fabulous.
They serve Doma Coffee. That's apparently out of Idaho, but what the heck; the beans are travelling even further than that.
Today I had the pleasure of the Ethiopian Yergi-something.
I don't mean that disrespectly...it's an unfamiliar word I forgot to write down. The coffee was one of 4 available in the vacuum pump (fast serve!). It was good and rich with a bit of sharpness. Very assertive.Di Tazza. It's worth finding.
"Are you kidding me?" That's the thought that went through my head when I saw today's Pending count for greater-Vancouver. It's 926. Nine hundred twenty six. Wow! For the whole county it's 1163. That's a bunch, by current standards. For active available we have 2702 for greater Vancouver and 3735 for the county.
So how about those sold counts? 68 for greater Vancouver, and 84 for all of Clark. Those numbers will go up as the week wears on and these busy agents update their data. But, the ratios are a bit odd.
Do you remember the Law of Supply and Demand? Essentially it says that if demand increases and supply decreases then prices should rise for the product. Well...that ain't happening here, and that keeps me awake at night. Of the 68 that recorded as sold, 46 were at $250,000 or below. That means about 67% of the homes sold below the $250,000 price point. This is in line with what was selling (proportionately) last year. But, for the same week last year we had 3909 available and 581 pending. You see what I mean?
Very interesting numbers. The proportion of short sales and bank owned are dropping, so I suppose that's good news. If we are starting to level out in price, that could be a good sign for sellers. It's that time of year I start hearing sellers say "we're going to take it off the market for the holidays". Oh great - take it off the market and lose another 6%....but that's a different blog.

Our market continues the trends of fewer homes available at 2718 for greater Vancouver, and 3738 for Clark County. And with more, yes more, homes in pending status counting 1134 in the county and 897 for greater Vancouver (you know, Clark County along the highways...). Sales are down from August, but this smaller number is more sensitive to late recording by real estate agents.
However, my upset is trying to make sense of declining supply (available homes) and increasing demand (pending sales) and declining prices (67% of sold homes last month were $250,000 or below). Now really, the laws of supply and demand say that the prices should be edging up. And they aren't. While that's great for affordability, it also means something else is out of whack.
This would be clearer with a nifty chart to demonstrate this trend stuff, but I don't know how to make it work.

Going to local restaurants has always been one of my habits. Recently I went to Lapellah . For a Green Drinks meeting, so thank you Laura, for choosing them.

But here's what I like about Lapellah: they have deliberately used reclaimed materials in their restaurant decor, rather than going with all new materials. And that's great, but they put special emphasis on LOCAL materials. And that's really cool too.
But what really won me over is that they put special emphasis on using LOCALLY GROWN foods in their restaurants! Not just for special occasions, but routinely. Whoo hoo!!
They do have a special event though, with one of the local farms. I haven't attended the previous dinners, but I am planning to be at the Setpember 16th dinner. Maybe I'll see you there!
