Active home on the market number continues decline to 2898 locally and 3949 for the whole county. Pending sales took a dip to 822 and 1061, for local and countywide. No doubt evidence that even real esate agents took time off for the holiday. Meanwhile, sales held steady at 64 and 79 no doubt because the holiday wouldn't affect those schedules.

This is the first week of the month and it's when I take a look at price-point action. I'll come back to that later today.

Ratios continue to contract

market watch, vancouver, washingtonI'm watching our inventory of homes dwindle, and the number of homes in pending status increase and the actual ratio of active to pending continues to shrink. So what's up with those low prices?

We had 2933 available and 870 under contract. These numbers show fewer homes available with the actual number under contract dropping by 1. That's more a coincidence of timing when I checked in relation to when the agents updated the system. The homes that actually sold were only 65 for the market area I watch That's down from the week before by quite a lot.

I guess people were busy buying outside of the main Vancouver city area. For the county, I see that homes available continued to decrease reaching down to 4008, homes under contract increased to 1107 and sales increased to 75.

The Columbian had an article recently that stated our county's growth was at its lowest level in 24 years. Hmmm...what does that tell us about what's going to be in our economic future?

Monday Market Snapshot 2009/06/22

Okay, so, I'm sitting at the airport and getting ready to leave. Here are the numbers: Active listings in broader Vancouver: 2961 which is an increase for the second week in a row. Noteworthy because just today I heard someone mention that the industry is seeing a decrease in inventory. For the number of pending - that's up too - it's 871. And for sold, also up (!!!) to 87 closed in the last week.

So - take away what you will - everything but the ratios are up. The ratios dropped a tad (as they have been doing) to 3.39. (the ratio I track is active to pending). That change suggests a closing of the gap between active and pending.

Here's a big warning to those of you on the fence about buying. That ratio is more telling than the number of homes active on the market. And, And, the interest rates are showing a tendency to rise. About 65% of the homes pending are under $250,000 and about 58% of what's sold was under $250,000 last week.

Sellers, don't be thinking that this suggests you can still hold the line on pricing. You are still competing with bank-owned and short-sales. They (with the buyers) determine market price.

I have buyers, I think

There doesn't seem to be enough homes to show them.

market watch, vancouver washingtonHow's that? I'm on time this week. That must mean I'm forgetting something else...

We have a slight bump up in homes available, in my focus area there are 2951 available. Practically a steady number of homes in pending status at 848 and a dip in homes that have been moved to 'sold' status at 51.

I don't know if I'll continue tracking the numbers, but I noticed that of the 95 homes that were taken off the market (without selling) only 23 were short sales. I expected more.

We have 2951 homes available and 1574 of those are priced at $250,000 or below. Compare that to 42 of the 51 homes that were sold were at that $250,000 mark and 27 were at $200,000 or below. I think this suggests we will see the other reporting functions indicate lower average prices continue.

Clark county numbers this week: 66 sold, 4046 Active and 1068 pending. Within the totals, 36 were bank owned or 3rd party. For the 1068 in 'pending' status, 482 are bank owned or 3rd party. And finally, with 4046 active there are 1125 properties that are 3rd party or bank-owned.

My first peek at the week -WOW!

The first statistic I pulled today was pending in my market area and WOW! 850 pending sales. Wow! That's 1050 for all of Clark County. The active available listings for my market area is 2933 and for the county 3908. The homes that actually sold was 61 for my area and 82 in the county.

Ratios of active-to-pending continue to narrow. I'm curious about all those pendings and thought we should be seeing more actual sales. Just a little comparison of ratios and I see that the numbers of homes sold are too bad. I did notice the number of homes in 'pending' status that are 3rd party agreement numbered 200 and that the number of homes with a final sale with 3rd party to the transaction was 9. Nine. Compare that to the bank owned pending of 162 and 13 sold. See the difference in ratios? I think we're seeing that more bank owned are completing much more often than the 3rd party transactions. I've noticed some buyers are beginning to actively avoid short-sales after having been involved in a couple of failed-transactions.

As far as it goes, it looks like the market has heated up considerably. I think average prices are changing too. We still have over half the market activity under $250,000, but not as much as previous months.
