Waterfront Parks in Mission Bay

All of this asphalt (and more) will be added to the existing waterfront parks in Mission Bay, San Francisco.

It's an exciting time to live in the Mission Bay, South Beach, Soma and Potrero Neighborhoods of San Fracisco because the amount of park space in district 9 has always lagged the rest of the city and it's about to expand so significantly.

This picture below and the many after show areas where there are existing waterfront parks in Mission Bay. Check out the Maps closely, you will see how much they're expanding.

The neighborhood always had other obvious advantages such as being an easy commute south to tech jobs, the airport, sunniest part of the city yet, one thing it has lacked, until now, are the beautiful waterfront parks in Mission Bay.

This first picture shows asphalt that will be converted to new park land.

If you have any questions about living in Mission Bay, South Beach, Potrero Hill or SoMa, please feel free to contact me. I'm excited what these new waterfront parks in Mission Bay are going to do for the neighborhoods where I have lived for the past 15 years and I'll be happy to share what I've learned with you.

San Francisco Mission Bay Waterfront Condos

San Francisco is host to the 2012-13 Americas Cup and it's no secret this will bring major waterfront development. As the time approaches, there's going to be a lot of new attention among buyers of real estate for all areas of San Francisco waterfront, especially Mission Bay Waterfront Condos. Here's an overview of the current development plans as presented in the 02/09 2011 Environmental Impact Report.

The 34th America's Cup sailing races are proposed to Start in San Francisco Bay in Summer/Fall 2012.

Various Spectator activities will occur in locations including China Basin Channel, the embarcadero from the ballpark to Fisherman's Wharf, Aquatic Park, Marina Green and sites in the Golden Gate National Recreation Area including Fort Mason, Crissy Field, Alcatraz Island, Cavallo Point, and Treasure Island. This will benefit owners of Mission Bay Waterfront Condos.

Mission Bay Waterfront Condos also benefit from the new UCSF Campus, 30,000 new jobs and 49 acers of new public park land. Mission Bay Waterfront Condos are also second home for Giants teammates and some of their fans.

Over the last few years, i have lived in a Mission Bay Waterfront condo and have grown used to the neighborhood being my homebase in San Francisco.

Here are some other thinks I love about living in this "new neighborhood" called Mission Bay in San Francisco:

1. Mission Bay waterfront condos are in the sunniest part of San Francisco.

2. Mission Bay waterfront condos are on flat area, increasingly, an area used for excersise and outdoor fitness.

3. Mission Bay waterfront condos are close to public transportation southward toward the rest of Silicon Valley.

4. Mission Bay waterfront condos are in a dynamic and therefore has upside value as it continues to grow.

5. Mission Bay waterfront condos offer the most convenience, least maintainance, 15 minutes from Airport: newest...

For people who want a footprint in San Francisco, are interested in downsizing from suburbs and want an active livestyle in a dynamic, growing place to live mission bay waterfront condos are a convenient alternative to single family homes.

Instead of having your house be your life always fixing things and spending your days nesting, you can live in a place where you can take a shuttle downtown in 15 minutes. After all, the point of living in San Francisco is to enjoy the city.

By the way, if you or someone you know is interested in buying a Mission Bay Waterfront Condo, please introduce me to your friends and I'll take great care of them!

condos along the embarcadero

public art along the embarcaderocondos along the embarcadero

I'm holding my San Francisco open house tomorrow at the infinity where i will meet buyers and sellers of condos along the embarcadero. It's fun, like being a match maker. I've shown or sold in most buildings with condos along the embarcadero including: 88 king; the Brannan, 200 brannon, the watermark; infinity, one rincon and my biggest sale ever was at Hills Plaza: 3300 square feet, 3 car parking with full on view of San Francisco Bay Bridge. i find out what people really want to make sure that I have heard them correctly before I make any assumptions about helping them. Because if they don't like what I'm showing them, chances are that i know of another one that they will, once we've decided to work together.

There's a lot of upside value for San Francisco condos along the embarcadero for a lot of reasons such as the Americas cup starting 2012. It will be huge for San Francisco for all things water front, especially condos along the embarcadero.

What's the first thing that you think of when you think of San Francisco?

For me it would be the Bay and the water. Yet, this hasn't always been the case. There used to be an elevated embarcadero highway along the water that blocked views and far fewer condos along the embarcadero that were even built at that time. Since the mid-90's there have been many new construction condos along the embarcadero. And they've become really popular. It has taken a decade for what used to be appreciated by few San Franciscans in that "deserted" part of the city, for condos along the embarcadero to become so sought after.

Some other reasons why condos along the embarcadero have risen in value over the years:

Over the past 15 years, 280 was built, the ballpark was built, Gap World headquarters was built and this upward trend isn't going to stop because of the recession. I have clients who purchased in 2009 at 200 Brannan and while other properties have gone down in the same period, we've watched together as the market value in their building among other condos along the embarcadero have risen in value.

This morning I walked to the farmers market at the Ferry Building and i anticipate each waterfront development project to make condos along the embarcadero to become more and more valuable in San Francisco.

Call me today if you are interested in buying or selling condos along the embarcadero and to find out if it makes sense for us to work together. Bill 415-756-5730; bill@realbillsf.com

lofts near caltrain

Lofts by caltrain

Everyone knows that Lofts offer big, open spaces like we see in the movies, with artists or photographers have their studios. They have tall windows and ceilings and they're great for entertaining. Yet among lofts where I've lived: the Clocktower at 2nd and Bryant; 950 Harrison or 50 Lucerne, I find many of my neighbors share certain location-specific lifestyle-needs in common: At my loft open-house showings of lofts near caltrain, I hear people say:

"We commute from San Francisco to Silicon Valley on Caltrain so we're thinking about lofts near caltrain."

"I want to walk from lofts near caltrain because I can use the trains wireless network to answer all my emails before I even arrive at work."

If its a couple, one is an artist, while the other works in technology so lofts near caltrain meet both's needs.

Many are simply Giants fans, who live in lofts near caltrain love walking to the games.

Lofts near Caltrain are a fun, relatively more affordable place you can own in a city with such high rents.

I've lived in SoMa, South Beach, Mission bay since the mid 90's so I know most loft buildings, have lived in and owned them. I've been a landlord and like to compare notes with my clients on strategies for finding the best tenants.

I tour on tuesday and stay familiar with everything on the market and also off-market pocket listings. Some sellers tell me their price and let me know that as soon as they can clear over X amount, they'll look at offers. I work with investors who search lofts near Caltrain. Sometimes people are interested in finding more listings than they're finding online.

Let me know if you have any questions about how I can help you find lofts near Caltrain that are just right for you:

As I do open houses in South Beach, Mission Bay, SoMa and Potrero Hill every weekend, there is one thing i hear in common from so many folks: "We want to look at condos near Caltrain."

The reasons I often hear include:

1. "We commute from San Francisco to Silicon Valley so we're looking for condos near Caltrain."

2. "We prefer walkable areas or have the option of riding pubic transportation.

3. "I travel a lot so I want to be closer to the airport."

Condos near Caltain offer one of the most convenient locations in San Francisco.

Since I have lived in the neighborhood since the mid 90's I know the buildings, have sold homes in most of them, and lived/owned in a number of them, I'm always touring and staying familiar with this hyper-local market.

As I hold open houses, I hear what people who look for condos near Caltrain want vs. other kinds of properties. I keep tabs on active resale market inventory as well as upcoming, off-market condos near Caltrain Station.

I help buyers and seller compare what it costs monthly to lease condos by caltrain vs. owning.

Let me know if you have any questions about how I can help you find a condo by the Caltrain station that is just right for you: 415-756-5730 or bill@realbillsf.com
