I want to thank for the info on marketing myself.

I not very good at that and could use all the help you folks have to offer. I'm new but am willing to learn to express myself to others cause i do have some knowledge and experience to share that might help someone else.

Relief,

After waiting for 6 months, finally closed on the short sale my young clients made an offer on back in Feb, 09.

We almost bailed a few times, but in the end, we got a great deal on a home in Silverton.

It was very stressfull, cause we had the appraisal done in March (before the new HVCC rules) and we had to relock twice on their loan. I was afraid the the lender would not take the appraisal cause it might be to old and also we did the USDA 100% financing deal that brought another agency in the U/W the loan process.

But, after waiting all this time for WaMU/Chase to sign off on the 1st and 2nd held against the the property, another offer came in and we almost lost the deal. I requested the Listing Agent to immediatly request the 'letter of approval' so we could move on. She complied and the 'letter' was issued and we closed on the purchase.

My young clients, bless their hearts, are delighted with the purchase and seem to think that the wait and stress was worth the time invested in this property.

Not sure if i would make an offer on a 'short sale' again. But sometimes they can work out.

It would seem that the lenders would move quicker on some of these properties to get them off the books.

Well,Started the Capital City Amateur with a good solid even par on the back nine, then came to the 1st hole, a par 5 easy reachable hole. Teed off and lost my ball and had to come back and hit #3 off the tee again. Took triple bogey!! Yikes! Then birdied 3 of last 4 holes to finish 1 over for first 18.

Next day, again started pretty good, even par after nine, then got tired and couldn't make a putt coming in for a 4-over 76.

Took 4th place in the senior division, maybe 12th or so overall.

Need to practice my short putts.

Capitol City Amateur starts today at Salem Golf Club in Salem Oregon,

my tee time is at !:55 pm and hope to do well and hopefully i can get into the last group for Sunday.

They had a 'horse race' last night.

I won it and $170.

I was quite the challenge, started on #12 (the scene of my 'hole in one') one month ago.

The pin was down in front like before, but this time i hit on top of the green.

I 3 putted then we had a chip off with 8 players and only 4 moving to the next hole.

I chipped to 3 feet and got to go on.

Easy par on 13 to move on.

On 14 I hit a tree and had to punch out, which i did and got it to the 150 yard marker.

but, hey, it stopped on a branch and i couldn't move it, so I hit it on the greeen to 17 feet.

There was only five of us left with two moving on. I had to make that putt to get into another chip off.

Well, i made the putt and chipped off for two spots to go to the next hole.

I chipped it close and moved on.

Then we combined 4 other players from the other divisions and went to #16.

I popped up my drive, (the worst of the 6) then i hit into the sand trap.

I had a good lie and knocked to 6 feet but missed the putt.

But two guys had doubles so I move on to 17 with 4 of us.

got my par and had another chipp off, won that to go to 18 with one guy,

I nailed my drive and the other guy hit into the trees and had trouble getting out.

Then I hit my 3 wood perfect and onto the green for a eagle putt. Two putted for the win.

That was a lot of fun.
