This topic can be very touchy if taken the wrong way. Through my years of inspecting, I have met and worked with MANY wonderful agents. The reason for this post is because I was asked today to take it easy on a house with my inspection. This is the first time that I had worked with this agent. She proceeded to tell me how many listings she had and how much more business she could throw my way. This really makes me wonder, how many inspectors that are in need of business, are giving in under these circumstances. I could see how one may think that he has this agent on his side after giving in for this inspection. I politely told her that I understand that she probably needed the sell, but, I am here for the clients best interest, which is to let them know ALL of the facts about the house they were looking at. She seemed somewhat disgruntled and realized that I was not going to give in to her request. She started back tracking and telling me that she was not looking for me to not do a thorough inspection.
Does this really go on and I am just oblivious to the situation or was this a common occurrence?
Well, I finally decided to make the leap into being a full time home inspector. I am inspecting in the Greater Houston Area including, Katy, Sugarland, Pearland, Cypress, Bear Creek, Memorial, Galleria and all of Fort Bend County. I gave up my full time job as a commercial construction superintendent. I have sent out all of my new contact information via email. I believe that I have set up enough contacts and have enough business by way of word of mouth to be a very successful home inspector.
I am sure that all of you have seen the inspector that thinks his words are golden. I have met a numerous number myself that I would love to stuff a sock in their mouth. I am not sure how these guys are able to stay in business. They act like bullies and are not willing to let anyone else have a word in edge wise. To me, this is a sign of insecurity. They are not sure how to get their point across and they are afraid to be wrong. They surely do not know how to properly explain deficiencies in the properties that they are inspecting. To the novice home buyer, they walk away thinking that the house they are looking to purchase is going to fall over with the slightest breeze. Many agents that use my services for the first time typically ask me not to use scare tactics. This tells me that they have come across this guy before. This inspector is very confrontational and thinks that he know EVERYTHING!

Today I will be discussing the importance of having a new home inspected. Most people feel that since they are buying a new home that they do not have to have an inspection performed. Let me be the first to tell you that this is false. I cannot tell you how many defects that I have found while inspecting new homes. There have been A/C systems improperly installed, main service panels not installed properly or grounded as well as improperly installed new roofs. Not only will an inspection make for a very detailed punch list for the builder, it will give you the peace of mind that should come with the largest purchase of your life.
