OK So if you don't know by now that I live in Louisville Kentucky you have to be new on Active Rain. But every year starting with Thunder of Louisville in late April will the week of Derby (May 5th) Business just slow down. Everyone starts to party and not worry about anything. Trust me IT'S REALLY FUN. For example today May 2nd is the Boat race. The Bell of Louisville VS The Queen. Its should be a great time down by the river. But my question is do you have anything like this that affects the who city? Trust me plenty of beer and food to go around!

I have always wanted to become an investor of real estate and start flipping houses. But where do I start? What do I read? Do I take a class? Do I call on someone? This race is for locals here in Louisville. Its were you can come on Friday the day before the Derby and have a good time look great and relax. Saturday on the other hand is where you go crazy. All the famous people come to town and traffic is crazy. Sounds like fun huh! I love it.

As we are counting down to the big race some of these horses will change and the riders too. But I have all my money on my secret horse that I won't let out till later! Hope everyone is going to be parting and having a great time during this event! I know I will.

What I love about Derby festival in Louisville Kentucky is all the fun that is about to go down. Last weekend we had what is called Thunder of Louisville. That was the best time ever. It is an all day event with an air-show and a 30 minute firework show that is a site to see! But my favorite events are coming up and those are the Oak's and Derby!!! Yes the best 2 minutes of any sport out there. I have my pick already but if you want to know all the horses you have to keep looking for my post that I will have within the next few hours. Go Baby Go!!!

Hello Everyone. If you have never been to Louisville Kentucky for any Derby Festival Events you are missing out huge. Our downtown turns into the biggest playground ever. Kicking off the events are Thunder Over Louisville! Its the largest fireworks show in the United States. Its unreal. Plus starting at 3PM is an all day long air-show, everything from F-16's to the stealth fighter. It is so much fun and its down on the riverfront. Also if you have never been to Oaks or Derby you must travel here one time to do this event. Its unbelievable! This place has changed my mortgage career upside down. Ever since I have had my profile up and blogging in both Active Rain and Localism, I have had a lot of interest. I don't know if its just me or that I'm the only loan officer doing this in the state but I have worked my way up to the number one spot and It will not be taken away from me. I wanted to thank each and everyone of my friends and bloggers that have left a mark with me. I wanted to ask you if you are doing anything different to earn business from Active Rain and how are you getting business contacts from this place? Just yesterday I received a small thank you card in the mail from a contact on here. I was so amazed by it I framed it. Its nothing crazy but its my first real business card from Active Rain. Hope everyone in Middletown is getting excited about the new Super Wal-Mart being built were the old Biggs building used to be. I am really excited because I love Wal-mart and it will bring alot of jobs to Middletown and make this city even bigger. DON'T LOOK! DON'T LOOK! DON'T LOOK! That is what my mom would say to me when I was supposed to not open my eyes on my birthday as I was walking towards the kitchen. But in todays world if someone tells you to close your eyes what do you do? you say what for, why, NO. I don't know how we came to this but it is pretty funny how most people will just not do it. But when you think about this when it in tells the mortgage world that is when you get the bad loan officers that try to get you not to look at somethings but other things. Such as the 4 points up front on a loan or the interest rate with 3 points ysp. (YSP is where the lender pays you a % to sell that rate to a customer) If you ever get a loan to the closing table and there is a POC (Paid Out Of Closing) with an amount next to it to the mortgage company they made yield spread. Well there are more sneaky ways of doing it now these days because they hide it on the HUD. Just wrong in my opinion. I am out here trying to make a good living but I also want what is best for my clients. Yes I tell each and everyone of my clients that you can pay it up front or I can make it in the back. Either way I explain to them so they understand.

What would be your take on this? Do you believe I am doing the right thing or should I just shut up and make the most on every deal?
