SUMMARY OF SALES IN M5M IN 2007*
Throughout 2007 there has been steady activity in this area, with May being the busiest month. Overall there was an average of 35 homes sales / month for 2007.
Detached homes that have sold in M5M in 2007 have an average of 3+1 bedrooms and 3 bathrooms. They sold for an average selling price of $ 936,345 (Just above the average list price of $ 923,324!) and were on the market for an average of 19 days!
Semi-detached homes that sold have an average 3+1 bedrooms and 2 bathrooms with an average selling price of $ 603,443 (at about 106% of List Price!), these homes were on the market for an average of 11 days!!
September saw a spike in the average listing and sale price of homes in M5M with pricing staying in the $900,000+ range for the remainder of the year indicating that more of the newer renovated homes have been selling.
From the beginning of the year till the end of spring the number of homes selling in the area were steady increasing with the offset of summer bringing about a sharp decline in the number of sales. The market start showing an increase in activity again just after the summer (and back to school time) with another decline during the December holidays. Overall 2007 has been a very active year for real estate sales in the M5M and trends indicate that 2008 is off to a good start. Happy Selling :-)
