HAPPY HALLOWEEN FROM FT. CAMPBELL, KY

Halloween at Ft. Campbell Every year my family loads up the car and goes to Fort Campbell to Trick-or-Treat... We always have the best time! My husband retired from Ft. Campbell, KY in 1995 but we both still feel very close to all our military families. This year... we had three grand children: Katelyn, Logan and Brandon (his first Halloween). It was such fun seeing all the children running around and having such fun. I could only think... I wonder how many of these children's parents were deployed for this Halloween. The spirit of our military families is amazing... every home had flags flying and tons of Halloween decorations... just look!

I just wanted to say to ALL OUR MILITARY AND THEIR FAMILIES... GOD BLESS YOU AND THANK-YOU FOR ALL THAT YOU GIVE TO KEEP OUR COUNTRY FREE!

I was honored to be at Ft. Campbell to say thank-you to the families and to have enjoyed such a nice evening with the best people in the world!

Financing a Home... Answers to Common Questions!

1. I am not eligible for a VALoan.

This may not be true; if you have ever served in the military as Active Duty, National Guard or Reserves you may qualify for a VA Loan. Contact me at brenda@imsiloans.com or call me at 931-206-1907 and together we can find out if you are eligible.

My own father did not know he was eligible for a VA loan until I became a loan officer and asked why he had never use his VA eligible.

2. I can only use my VA eligibility once.

Not so! You can use your VA benefit over & over. You may even be eligible to purchase a second home using the same eligibility with bonus entitlement if your first home was under $144,000.

3. The more money I put down on a home the better my interest rate will be for my home loan.

Actually the reverse is true; the higher your loan amount is, the better your interest rate can be. Many lenders provide a price break for loans above $100,000. There are advantages to making a larger down payment such as: reduced funding fee (if VA), a lower mortgage payment and no mortgage insurance. However there are some programs that do not require mortgage insurance.

4. It is better to use a Bank or Credit Union rather than Mortgage Broker!

Not true... All of the above do basically the same thing by providing your home financing. The important difference is that Banks and Credit Unions are stricter, corporate in nature and you are just a number. Whereas with a Mortgage Broker, you will receive personalized service because normally a mortgage broker is local, independently owned and operated business. What does this mean to you? Banks and Credit Unions usually have set fees and one lender to provide your financing; with bankers hours (9 to 4 central time). At Integrity Mortgage Services, we work with several lenders, which gives us more options to find you the best loan for your situation. Plus, I will be available when you need me, even nights & weekends. That is very important especially if you are in a different time zone or country! With our personal approach to service we can normally obtain loan approval when the bank says NO!

5. I need thousands of dollars to purchase a home.

Not True. There are loan programs that allow you to purchase a home "No Money Down". Typically, the seller of a property can pay anywhere from 3 to 6% of the sale price toward closing cost and pre-paids. In many cases, the 6% is enough to cover all costs; furthermore, for a slightly higher interest rate, the lender can chip in up to 1% of the loan amount to help pay any closing cost you may have. (But remember it's important to know what loan you are obtaining & what the seller is allowed to pay prior to negotiation. It is the sales contract and the loan program together that determine how much you will pay at closing).That is the reason you must see a lender first to pre-qualify; so that you know how much closing costs the seller can pay before you sign a contract.

6. I have to pay all the closing costs to buy a house!

Not True...That varies greatly! The contract between you and the seller plus the loan program is really what determines how much you will need out of pocket to finalize the transaction. Again, talking with a lender and being pre-qualified is the only way to know how much money (if any) you will need to purchase your new home; avoiding any surprises.

7. I should start my loan Process after I find a home!

Not True... Finding your home first could be setting yourself up for stress & disappointment. It is much better to be pre-approved: then you will know how much you qualify for (the price range you can afford) and how much of the closing costs the seller can pay. Your loan approval is good for 120 days. So if you plan to purchase a home any time in the next 4 months call 931-206-1907 or e-mail me at brenda@imsiloans.com to start the process. This will give us plenty of time; you will know if you need to save any money for closing and have time to correct any credit problems that may need to be addressed. Remember my goal is to make this as stress free as possible for you with no surprises!

8. What if I'm not sure about my credit status?

Then we need to start as soon as possible. I will offer my professional opinion and show you exactly where you stand with your credit status. I am also offering you a free pre-approval session. This report is on... area 77 (Sango, Hwy 76, Memorial Dr.):

South east of Ft. Campbell; a 30-minute plus drive to Ft. Campbell.

Advantages: Close to I-24 & Nashville, many new subdivisions & existing homes.

Disadvantages: Longer distance to Ft. Campbell. Prices of homes higher per square foot.

Area 77 covers a lot of area which includes Sango, Fedonia, Port Royal:

Memorial Drive is located where the old hospital was located so you will still find many doctors offices, clinics, restaurants and shopping. Homes range from smaller starter homes to large custom homes. Highway 76 connects you to I-24 with easy access to Ft. Campbell, the Mall area or Nashville.

Sango is growing and changing with lots of open land, many existing and new subdivisions. You will find homes of all price ranges in this area but you will pay more per square foot for a home.

Fedonia is in the southeast corner of Montgomery County near the Cheatham County line. This area has many subdivisions but is still mainly rural & agricultural.

Port Royal is one of Tennessee's oldest towns and is in the northeast corner of Montgomery County. This area was once known for it's covered bridge and Port Royal State Park; but the bridge was damaged by several floods since the 1970's.

This is a fast growing area with plenty of shopping, restaurants, Clarksville's third Super Wal-mart and many new businesses.

The above description is an overview of the area; I highly suggest that if you are new to the area you take a day and drive thru all the areas. This will help you decide what each area has to offer and which one best fits your budget & lifestyle.

This report is on... area 76 (St. Bethlehem):

East of Ft. Campbell; a 20 to 30 minute drive to Ft. Campbell.

Advantages:Close to the mall, Clarksville's second Wal-mart,main shopping area, restaurants and the new hospital. Easy access to I-24 makes commute to Ft. Campbell and Nashville quick & easy. You will find many new & existing homes in all price ranges.

Disadvantages:Heavy traffic because of shopping, restaurants and businesses.

This area is the heart of shopping & eating; with just about any restaurant or store you would need located on Wilma Rudolph Blvd. Locals will refer to this as St. B; just to let you know. This area was country years ago, but my how it has grown: now it is the location of our new hospital, Governors Square Mall and traffic. You will also find Swan Lake Golf Course, Dunbar Cave with museum, hiking, fishing & playgrounds and Beachaven Vineyards & Winery. You can find a variety of homes such as older homes, starter homes to custom-built homes with a variety of lot sizes. There are apartments & single-family homes available for rent in this area. Just use exit 4 on I-24 and you are in the middle of everything. From here it is an easy to drive to just about everywhere: Ft. Campbell, downtown, Sango or Nashville. Home prices are a little more than in area 73, 74 or 75. No matter where you live you will be visiting this part of town!

This report is on... area 75 (41 A North):

East and boarders Ft. Campbell; a 5 to 15 minute drive to Ft. Campbell.

Advantages: Homes available in subdivisions, close to shopping.

Disadvantages: Traffic can be heavy, some newer homes but not as many custom homes.

This area has everything you would need; it is just outside of Ft. Campbell, close to shopping, Clarksville's first Super Wal-mart, schools and just about anything you would need. There is a mixture of homes from older neighborhoods, starter homes and newer subdivisions. You have easy access to I-24 and in 20 minutes you can be in the Mall area. There are apartments & single-family homes for rent in this area. You will find average home prices varying depending on age & size of home.
