My wife is constantly amazed at what I am willing to do for my clients. For example last night I was waiting to hear from a client coming into town to look at more homes. My partner met them at a storage unit that she had already rented and paid for in their name so we could have 24hour access for them. I was waiting to hear form them to go help them unload their van. We did not unload last night so I am now waiting for them to get up this morning to go help unload before we go look at some homes.
I often will go and if the homeowner cannot make it put up the dogs or even take them for a walk when a showing is scheduled for a listing. I can even remember making the bed and cleaning up a room so that the photographer and I can get the home shot to get the pictures in MLS.
My business has grown by leaps and bounds since moving to this area simply from some standpoints because of the level of client service I give. I actually care about my clients. I consider all of these things a simple investment in my business future. That investment has paid off time and time again. A person must simply find out what makes them stand out from the crowd and capitalize on that. I have always prided myself no matter what business I have been in on my customer service. I will admit I learned alot of that from my tenure in the restaurant business. While that was a lifetime ago it was one thing that set my restaurants apart and gave me such a loyal following even then.
So how far are you willing to go for your clients? Because I am willing to do what it takes to keep them happy and make the deals work.

Everyone here on Active Rain knows what to do don't they? Say you get a brand new listing in December or January. Of course run right out and get your pictures taken and then put you listing in. OK you have showings but no offers yet and BAM it is SPRING time. So what do you do??? What you don't know think hard know here is a hint.

Have we got the answer yet. I tell you what here is the other hint.

Notice anything different? Yes, yes I know the garage is on the other side. Same basic home though (actually right around the corner) but, what has caught your eye? Maybe the COLOR! YES Spring time so let's freshen up all those listings that have a dead yard or no leaves on the trees. Can't you see what a difference the color makes in these two photo's? The sky is not overcast and dreary, everything is green it even makes the brick look brighter. You need to remember as all those buyers that we know are out there searching on the Internet are looking at homes that fit their basic requirements. Yes it has enough bedrooms and bathrooms. Yes, it has a garage. But, just as we talk to our sellers about staging their home and taking down all the clutter we need to stage our listings.
I don't know about you but, I have already scheduled my photographer to go out and reshoot the front of all the new listings that I got over the winter. I even have him scheduled to go by and just shoot the front one home that I do not even have listed yet. But, I went by today to speak with the owners and they have two beautiful dogwood trees in their front yard and wonderful azaleas in bloom in front of the home. That picture is really going to grab some buyers attention as they scan the internet looking for their next home sweet home.
So Spring Fresh your listings and grab that buyers attention from the first glance!

After Lenn Harley'scomment on Part I of this topic I decided to do more digging. It seems that after getting some information from builders on the new construction market I decided to dig into the "Big Picture".
Well, we are definitely turning the corner considering that last year we got up to 12 months of inventory on hand going by our absorption rate. Just looking at our gross numbers across the Triad of North Carolina I definitely believe that the window of opportunity for a "Buyer's Market" is definitely starting to close. No matter what the media says the numbers don't lie. Our new contracts in just the last seven days are 246. That is including today being Sunday morning which most admin people don't work. OK now go thirty days back and the new contracts total is 753. Now to address Lenn's very excellent point that OK we have new contracts but, how many make it to close. First off with the lender's tightening up their qualifying rules and the majority of sellers not taking any contingency contracts the average number of closings for 30 days going back 90 days to get an average is 718. Using the average number of closings that puts us at below 7.5 months of inventory on hand. If we continue this trend we need to remember that not as many homes are coming onto the market since just about all builders have stopped construction. So we should be getting closer to a "Sellers Market" inventory level soon. Even if the builders jumped back in and started back up there would not be any inventory really hitting the market for at least 90 days.
I for one am splitting my time with buyers and sellers. I had over a year ago shifted my focus more towards buyers. Guess what looking ahead maybe looking both ways and then maybe back towards my sellers soon. Either way I am not slow and it is busy. Spring has sprung and so has our market. I also think that despite the foreclosures we will start to see the average price of homes sold rise also.
Well you know what all this means don't you
It maybe time to break out the Tutu and do the HAPPY DANCE!
