I have been working with multiple buyers in the $400,000 to $500,000 range. We have been looking at new construction because let's face it we all think it is still a buyer's market right? We put in one offer on a home that the custom builder had four properties when we started looking at one. When we went to put in the offer they had contracts on three of the four homes (IN THE SPACE OF TWO WEEKS!) I also have been keeping tabs on the other markets I have a client that she and her husband are getting their home ready for me to list. Well she works for a national builder in our area in their office putting in contracts. I will let her words speak for themselves. This is just talking about the immediate Greeensboro area and several of their communities. " Things have definitely picked up. XXXXXXXX had 22 sales in March. It was slow at
first then BOOM. I was going crazy last week trying to get everything entered".

Now back to the higher end market it seems everytime we looked and added one or two to our list one of the ones on the list went under contract.

I feel a NEW Market coming!

For the second time in less then thirty days I have multiple offers on one of my listings. I am also seeing builders not budging off of their homes. One builder had four homes listed two weeks ago. My buyers submitted an offer on the low side but he it's a "buyers market" right. Well you know a builder is not going to be hungry if in two weeks time he has three contracts on four of his homes. There are alot of buyers out there that have been searching for some time now. With the interest rates holding below 5%. It is spring time and nothing brings out the buyers more then good weather. I have been out with some of my buyers and it is a full appointment schedule sometimes where ever you go. Alot of those buyers are not shopping anymore.

High Point, North Carolina offering Down Payment Assistance for first time buyers.

Actual down payment assistance being funded by local municipalities! One for example is in High Point, NC where the city is offering down payment and closing costs assistance for eligible low and moderate income first time homebuyers. Now of course the property must be within the city limits of High Point, NC.

Their purpose is to help the hardworking citizens with good credit in the low to moderate income levels to buy their own home by the giving of a deferred low interest loan in able to reduce their out-of-pocket expenses for buying a home.

Yes it is a loan but the interest is deferred for 3 years at 5% and the maximum amount is $5,000. Now the buyer must put at least $500 of their own money in to the process. So if you have a buyer that is pre-qualified is biting at the bit to buy but, just does not have enough saved up you might just have your answer right here.

Do you have Spare Time to feed the Children of America?

I will admit I do not have the blogging skills of Debe Maxwell or Jason Crouch but, I am going to give it a shot for a very worthy cause.

Tyson Foods has partnered with Share our Strength to Leave No Kid Hungry.

In our great country it is hard to believe that 1 out of 6 children are out there wondering where their next meal will come from. For those of you out there that are parents this is an unbearable thought.

We all know that with the present economic news and the situation in the world today it is easy to get lost in our own lives. But, what if there was something that you could do that would not cost you anything but a little time. Tyson Foods has pledged that for every 1,000 pledges they will send a TRUCKLOAD of food to a food bank in your community!

I am personally going to send this message to every member of my MLS board. We are well over several thousand strong and we should be able to rustle up a 1,000 signatures easy. I don't know about your area but, I know here in Greensboro our Second Harvest Food Bank would love to have a truck load of food for all those that need the help. Nothing stimulates good will as results. So with all the talk about stimulating the economy how about we stimulate good will and help a hungry child right here in our backyard.

While we stimulate the good will we can also help health care. Just imagine how much we will save when all of those at risk children have a health diet. Sounds like a pretty simple solution to alot of problems.

Hunger is counter productive to a healthy childhood you have more trips to the doctor and health clinics with stomach aches, headaches, ear infections, colds, and all sorts of other related illnesses that could have been avoided with a health diet.

So help out financially if you can if not just sign the pledge and get as many other people as you can to for the children.

Buyers and Sellers are you working with or against your agent?!

So how do you get along with your agent? Are you all on the same page and working together? As an agent/broker we work for you. Our job is to either find you the home you want and then get the best price with as many concessions as we can get for you. If you are selling then somewhat the opposite we are here to get you home sold and get you the highest price possible.

As far as finding you a home; are you communicating with your agent as to what you really want? I mean besides the basic four bedrooms and 2 1/2 baths. Do you want a master bedroom on the main level? Do you want a fenced yard for your kids and or pets? Maybe you want hardwood floors downstairs and carpet upstairs. Do you need to be in a specific school district? These are all questions that can help narrow down the homes that would otherwise waste your time and your agents. So think about your dream home and then put it down on paper. Then take that list and divide all the items into two groups; The Needs, and The Wants. The Needs you have to have to make it livable. The Wants you can do without or maybe add or renovate later if the basics are there. Say there may not be hardwoods throughout on the main floor but the master bedroom is on the main. Then you could always have hardwoods installed later if you really liked the home and neighborhood if the price is right. These are the kind of things that help us narrow down our search and even though we do not mind taking you to see homes it would help if we only were looking at 5 instead of 50. In other words help us help you.

Now for the home sellers are you keeping your home clean and clutter free? Do you ever turn down listing appointments? Are you priced right for your area? We do not mind doing all the work getting all the advertising ready, paying for a professional photographer to come shoot your home, setting up all the internet flyers, and enhancing your listing online. Many of the things we do are investments in the sale of your home. So before we even have a hope of making a cent we are investing hours of our time and money into your home. For the most part all we are asking is that you keep it clean and ready to show. We do understand if an inconsiderate agent does not read the showing instructions and even though it says you need a two hour notice decides to call from your driveway to see about a showing. But, as you know there are some of those types in every business. We will do our best to protect you from that. We will communicate with you as soon as we know either feedback from a showing or if we have an offer. We will negotiate for you till we are blue in the face to get the highest price possible. In the end it is all up to you. We work for you so what you say goes. Now from time to time do not get mad either when someone says they did not like you choice of colors or wallpaper that you spent hours picking out. We are just the messengers. Also if someone gives us a ridiculously low offer (it does happen) don't yell at us, we are bound by law to present ALL offers not matter how low they are. We will also communicate with you periodically to let you know what is going on and where we stand. Do not be offended if we also send you a comparative market analysis monthly we just want you to know what your individual market is doing. We are not asking you to lower the price but merely to educate you about the trends and where you stand. We have the same goals and this is our career. We work very hard at it and take pride in our work. So whatever you can do to help us is only helping your own situation.
