Let me start off by saying I wish ill on no business, but with that said thank goodness some builders did. Our market here in the Greensboro Triad area was filled to the brim with inventory and we could not absorb all of it. There were so many new home communities going up between that and the foreclosure nightmare we got up above a 12 month inventory level last year. Now though with so many builders:
A) Going out of Business >Portrait Homes / Pierce Homes / Sandra Anderson Construction
B) Pulling out of the Market > Beezer Homes /
C) Stopping new construction > Windsor Homes /
We are finally starting to see the inventory level dropping, and we are presently at 9 months. Now we still have foreclosures coming onto the market BUT, I have been noticing the good ones do not even last 30 days. I have (as I am sure we all do) several investor clients looking to buy forclosure homes as an investment. With in the past thirty days we have missed out on deals because they dragged their feet just a little. I have gone to put in offers and bam I get the email "Sorry this home has gone under contract". The MLS is not even updated yet. So we have missed the boat by hours.
One of my investors sat down with me the other day and we did a search and over 60% of what came up was "Pending". So needless to say he moved quickly on the last one and we got it.
So as the inventory continues to drop and we are going into the Spring Season for real estate I look forward to a less lopsided market in the near future.
Hey who knows if this continues then we may see the market flip if we can get down to below 5 months. Then we will have a seller's market and see the values start to rise again!

The U.S. Figure Skating officals have confirmed that January 22 thru the 30th, 2011 Greensboro, North Carolina will host 1,500 skaters for the U.S. Figure Skating Championships!
NBC will be covering the event nationally.
There will be sixteen separate ticketed events, with competitors from novice to champions from the 2010 Olympics.

Greensboro has a long standing tradition of having many outlets for physical exercise. We have many parks, greenways and trails for running, biking, walking, or just exploring the outdoors. Today Greensboro announced that on March 2nd weather permitting they will begin the first phase of a $26 million dollar project to construct a 4.8 mile recreational greenway around downtown Greensboro. The greenway will be 12 feet wide, will encircle, and cut through more then a dozen city neighborhoods. There are actually some parts of the greenway which are already biking/jogging paths but, they will be widened and improved.
The Greenway organizers plan on taking a strictly neighborhood approach to the entire project. For instance there will not be a grand ground breaking ceremony but merely a small neighborhood celebration in the Warnersville neighborhood which borders the first leg of the greenway. The group has planned small neighborhood celebrations all along the route as it those subsequent phases are done. This has been a goal of the project to unite Greensboro into one neighborhood. The organizers of the greenway project believe that the greenway will help to stimulate development along the route, link all the neighborhoods together and promote physical activity.

Honda Aircraft Company is still on track to begin production and continue hiring. Hondajet is one of our new industries here in the Triad and already employs 400 people here in Greensboro. According to an article in the business journal and straight from the Senior Manager for Corporate Affairs they are are set to begin production of the HondaJet in 2010. They predict they will produce anywhere from 80 to 100 planes per year at the Greensboro, North Carolina facility. They also predict they will employ another 200 employees to bring the level to 600 before beginning production. So take a look at the next innovation from Honda to make it more affordable for you to "Take to the sky's".

Well, if any of you have satellite radio I am sure you have heard that line. But, think about it. How many homes have you looked at as a buyer? How many have you found that you really liked? If only the interest rate would go down just a llllliiiiiittttttttlllllleeeee bit more! Or maybe the homeowner will drop the price just one more time. As a buyer I think you need to look at a bigger picture. That of the market A)as a whole and B) the individual market you want to buy in. To wait to long you could end up being one of those left standing on the sidelines while you missed one of the best opportunities ever.
